Mr. Watson has completed appraisal reports for several lenders, businesses, attorneys and individual property owners. Expert witness testimony and professional measuring services are also offered. Watson Appraisals strives to provide personal service, with emphasis on communication and fast completion and delivery to the client. Our service area includes Jefferson, Nelson, Bullitt, Spencer, Oldham, Henry and Shelby counties in Kentucky, and Clark, Floyd and Harrison Counties in Indiana. Typical appraisal reports can be completed for $425 (add $50-75 outside of Jefferson County). Expert witness testimony is billed at a rate of $85 per hour, and measuring services range anywhere from $75 and up, depending on location and type of structure. Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Value is a comparative figure, so as other related factors change, so can land’s value.

In cases where an appraisal comes in lower than an offer price, sellers might opt to lower their asking price to meet the appraisal, especially if the market is slow, and replacing the offer with a higher one may take a long time. Sellers can also offer to make repairs to boost the appraised value, hire another appraiser to get a second opinion, or just move on to another offer that isn’t contingent on the buyer getting a mortgage or an appraisal inspection.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor.
