About us

Watson Appraisals, LLC is a full service real estate appraisal company located in Louisville, Kentucky. The company was founded in 2003 by Doug Watson, a 19 year veteran of the appraisal profession. Mr. Watson has completed appraisal reports for several lenders, businesses, attorneys and individual property owners. Expert witness testimony and professional measuring services are also offered. Watson Appraisals strives to provide personal service, with emphasis on communication and fast completion and delivery to the client. Our service area includes Jefferson, Nelson, Bullitt, Spencer, Oldham, Henry and Shelby counties in Kentucky, and Clark, Floyd and Harrison Counties in Indiana. Typical appraisal reports can be completed for $425 (add $50-75 outside of Jefferson County). Expert witness testimony is billed at a rate of $85 per hour, and measuring services range anywhere from $75 and up, depending on location and type of structure. I was in town for a couple of days and contacted Watson Appraisals to see if they had time to appraise a home that I was getting. He accomodated my schedule and came when he said that he would. When I received the appraisal, it was pretty detailed.

Mr. Watson provided a very accurate appraisal of our property. When we listed our home our realtor's price estimate for our home was approximately $25,000 lower than Mr. Watson's appraisal. We ignored the realtor's advise and listed our home using Mr. Watson's appraised value. We had multiple offers for our home within days and all were very close to our target price.

Doug not only was able to accommodate a last minute request he showed up on time and was very professional. He asked lots of questions about my house and took lots of pictures. I felt that his bottom line was very accurate and fair. I would recommend him to anyone needing a home appraisal.

Very responsive. Scheduled meeting and discussed what was needed. There was some delay in getting the appraisial, but Mr. Watson seemed to have a personal issue that came up and when advised that we needed it by a certain date, we had it. There was a discrepancy that was an oversight and that was corrected promptly.

I called Watson Appraisals out to my home for a real estate appraisal so I could get a figure on what I should sell my home at. I was very impressed with the thorough walkthrough he performed on my home, taking measurements and plenty of pictures as he went. When I received the appraisal letter back, it contained more information than I expected and looked very professionally typed up. I would definitely recommend Watson appraisals for anyone else seeking a real estate appraisal.
