The rough estimate provided on the morning of the service was $700. My own mental estimate was $500, so $700 did not sound out of line, but the final bill came in at over $1100, and I was never presented with the higher cost until after the work was already completed. The electrician that performed the work was Derek McGriff. He did a great job, and I would happily have him work on my home again, but not as part of Tann Electric; their prices are simply too high. Derek priced everything according to the company guide. He mentioned that the 240V 50 amp GFCI breaker ended up costing more than anticipated, accounting for most of the cost overrun. The breaker was expensive, but the markup at Tann is what drove the price up higher than what is reasonable. The exact same breaker (same make/model) at Home Depot is $90, Tann charged me $300, a 229% markup. The next highest ticket item was 40 feet of 6/3 wire, which retails for $1.46 per foot, and Tann charged me $7.31, which is a 400% markup. You may be wondering (like I was) "what is the normal markup for materials?" A search on the internet found two different schools of thought. Some electricians use a standard markup of 25-35%, while others use a sliding scale. The sliding scale is regressive, meaning low cost items have a much higher markup than higher ticket items. One guide I found would markup a $1 item by a factor of 2.8, while a $90 item would be marked up by 1.7. The $90 circuit breaker would therefore cost me $153. Both of those markup systems are still providing the electrician a very healthy margin. Mind you, I?m computing these numbers over the retail cost someone pays walking into Home Depot. An electrical contractor should be buying these items at a significant discount from full retail. Tann?s labor rate is $98 dollars per hour. This is at the upper end of the scale, but not a major complaint of mine. What I do bristle at is being charged for the time spent acquiring the material. Nearly everything needed to do the job could have been ascertained before arriving, but even if there was something the electrician needed, I don?t believe that should be added in to the labor hours. Think of when you take your car to a mechanic for service. The repair shop uses industry standard labor times based on the estimate of what the job entails. A brake job might be 2 labor hours. If the garage needs to do a parts run to pick up brake pads, it?s still 2 labor hours. If the mechanic is super efficient and completes the work in 1.5 hours you are still charged 2 hours, which is their reward for being good at what they do. Bottom line: Good work, terrible price."},"url":"https://www.angi.com/companylist/us/ks/lenexa/tann-electric-reviews-359114.htm"},"position":5},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"PORTWOOD'S MOBILE WELDING","address":{"@type":"PostalAddress","addressRegion":"KS","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Kevin W."},"reviewBody":"Called to make sure someone would be at the welding shop before making the long trip, was informed someone would be there. We knew going in that the space we had was twice the size of the specifications in the coupon deal, and that we wanted several upgrades, which would increase cost. After consulting with Allan, who was understanding about our desire to delay starting work due to unexpected family illness, we considered and decided to expand the project further, to include a movable island work surface and to upgrade the countertops to quartz to suit our taste, as well as to vastly improve our entire home by partially removing the short wall between the living room and the kitchen. Allan worked with us to facilitate a move of a freestanding freezer from our kitchen to the garage. We chose to match the new ceilings in the kitchen, by having them scrape and retexture the ceilings in the living room and hallway, which adjoined the kitchen. We further enhanced our homes' new look with new interior doors, which they installed for us and then we chose to paint them ourselves. (A great thing for us as it is something we can do and wanted to do.) They retextured and repaired a couple of cracks in the living room where our house had settled, and then we painted the living room and hallway and entryway. They also installed a pendant light in our entryway. Our experience was really good. Allan initially, and as situations arose, offered options for design solutions in our kitchen, then when we caught our own vision he was accommodating to our desires, including the choice of countertop material and color, paint choice, type and size of backsplash tile. This changed the pricing in some cases, as was necessary and fair. Though we had never before taken on a project of this size, we were comfortable from the very early days with Allan and Chris being in our home. Because my husband was out of town on business for days at a time during the project, they both ended up having to discuss details with me, throughout the project. I could imagine types of people that would have made that unpleasant, uncomfortable, or unbearable, but these are good, hardworking guys who care about the details and are good people to have around. The subcontractors also were good, including the countertop installers and Dave, who installed the beautiful hardwood floors. We anticipate having Allan and Chris do other remodeling projects for us in the future. I was pleased that they were able to do it just 2 days later. The appointment was for an afternoon and he arrived by 12:30 and finished up by 2:30. After doing the maintenance needed, he told me that we had needed caulking in several places and had done that just in time to prevent leakage problems. ( Didn't try to sell us any unneeded repairs or products.) We had been doing our own gutter cleaning and he said that looked pretty good. (Didn't try to build up a false need for ongoing services.) I mentioned that cleaning our own gutters was somewhat not something we \"enjoyed,\" especially considering the large trees near our home. He gave the option of giving us information on gutter screens and later mailed the information to us. To sum it up, no pressure for continuing services or suggestions of needing a new roof. He said that with the maintenance done, our roof appeared that it should have several more years left. He did what needed to be done and did a fine job. FAQs for plaster repair projects in Medicine Lodge, KS
Applying plaster to a wall will usually cost between $2 and $10per square foot for both the material and labor. The cost will vary based on the quality of the plaster you’re using and whether or not prep work is required before the work begins. Wall prep can add up to about 10% to your total costs. Plastering exterior walls can be more expensive in many cases because they are taller and require scaffolding and safety equipment.
Repairing plaster walls is almost always worthwhile. Not only will plaster repairs make your walls look new again, but repairs of minor cracks can often reinforce the plaster and help prevent the cracks from spreading and widening. Additionally, hiring a professional to carry out plaster wall repair means they can let you know if the cracking is a result of a severe underlying issue. Catching a problem like foundation instability early could save you thousands, a luxury you wouldn’t have if you just repaired the walls yourself.
Plaster repair costs range from $4 to $10per square foot for refinishing, while skim coating can be less expensive, usually between $2 and $5 per square foot. The price you pay for plaster repairs will depend on the extent of the damage, the type of plaster you have on your walls, and the accessibility of the damage. Plaster repair on the exterior of your home tends to be more expensive, as there’s a higher chance that ladders or scaffolding will be necessary to carry out the repair.
It is possible to repair plaster walls yourself, but it’s not always a good idea. Hiring a professional means you’ll have expert eyes on the damage looking to see if there is an underlying issue or if the cracks are just from normal expansion and contraction. Additionally, a professional’s plaster repair will very likely last longer than a DIY job, which means you could end up saving money over time by going with a pro from the start.
All plaster walls will crack over time with expansion and contraction from temperature and moisture changes, as well as from normal house settling. In these cases, the cracks will usually be thin and don’t mean there are major structural issues. However, excessive cracking, wide wall cracks, and cracks that span around corners can sometimes mean you have a foundation issue. Identifying severe problems is a key reason why hiring a professional for plaster repair is usually a good idea.
