"Our Inspector was not thorough at all. He turned the water on for the bathroom sink and then the shower in the front bathroom and when he did the water in the sink almost stopped flowing and he didn't notice that so I pointed it out to him and from that point he should have proceeded to ck the water flow in the rest of the house to see if the whole house had low flow issues but he didn't. The Inspector also noticed a flexible gas line off of the water heater that ran through the floor into the crawl and to a wall heater just on the other side of the wall and said it didn't have a ground on it but he would look at it in the crawl space but he didn't go over to where the flex gas line was. When he proceeded to the crawl space he only checked a very small part of the crawl with the largest areas of the crawl only accessible or visible through passthrough openings due to solid block support walls and this is a very easily accessible crawl space. I pointed out a wet looking spot on one of the block walls which was on the other end of the crawl from where we were and he wouldn't check into that and told me to ask the homeowner if they had and leakage issues in the crawl space so we had to get another crawl space inspection from another company 2 days later, and I'm sure the home owner would have said oh yeah you are gonna be screwed when it rains. No appliances were checked for proper operation. During the attic inspection he didn't see a switch for the attic light so he used his flashlight, I looked at the light to see why he didn't turn it on and I followed the cord up and over the door where it was plugged into a droplight that had no bulb or guard on it exposing a shock hazard and it was ran over to an outlet and plugged in so I pointed that out to him also because he didn't see it. The Inspector never found the Master bedroom and bath (unbelievable) that is in the back corner of the house down a hallway so none of that even got looked at. The $75 charge for a Septic Inspection consisted of turning on the kitchen sink faucet, putting the dye in the drain and immediately proceeded to make 1 pass around the property which he went well into the neighbors back yard and I had to tell him about that. This Inspector was extremely absent minded on this day. I did follow J.M. through this whole inspection process."

OWNER OPERATED AND IN BUSINESS SINCE 1997. No Subcontractors. Ron performs all inspections himself. Our goal is to help our clients make informed decisions concerning the purchase of their home or investment property. Our fees are mid-range but after seeing the thoroughness and time we spend on a property, our clients generally agree that they get much more than their money's worth. We strive to provide the most thorough professional home inspections in the business. We also provide radon testing, well and septic inspections, and mold sampling. Our inspections typically require 3-4 hours on site but we give the home as much time as it takes. We take digital photos of significant findings and include a caption beside of each photo describing the issue. Then, we provide a timely professional computer generated inspection report. We work outside the realtor network and do not rely on the referrals of realtors. A large percentage of our business is referrals from previous clients and repeat clients. We work all central Indiana from Lafayette, all Indy, to Terre Haute, Bloomington, Columbus, Bedford, and Mitchell. NO TRAVEL CHARGE. Our clients have described Ron's thoroughness as "anal retentive." One client even jokingly referred to the quality of Ron's inspection that Ron has "found an outlet for his obsessive compulsiveness." On the other hand, a realtor described Ron as "the inspector from hell." We work only for our clients and our reputation is only as good as our last inspection. Member of American Society of Home Inspectors #202100.

Mark has been the Angie's List Super Service Award winner every year since 2010. His business model is simple. He tries to do his best and to treat people the way he'd want to be treated. Mark started working in home construction in 1971 and spent the next 25 years building and repairing them. Now in his 23rd year of inspecting them, his ears don't work as good as they used to, but he still gets into places young men don't so he can 'get to the bottom of the signs and symptoms he observes and discovers.

"Mark did an amazingly thorough inspection on a property we were planning to purchase. He found several significant issues and explained and documented the risks for each one which helped us decide it wasn’t the right home for us. Once we found a new potential property we hired Mark again. He let us tag along during the inspection and answered all our questions. His inspection reports are extremely detailed and include pictures for references. If you want peace of mind or to know what issues may lurk in a new home he is the guy to call!!"

Radon Detection and Reduction questions, answered by experts

You can buy DIY radon test kits from a home improvement store and conduct radon testing, but these tests are often inaccurate. No matter the result, you should supplement DIY testing with professional radon detection and analysis. DIYers only have access to passive radon tests, which aren’t as reliable as active tests that professionals use. Plus, it’s very easy for DIYers to make mistakes during testing, leading to inaccurate results. If you’re moving into a new home, have concerns about radon, or are due for an updated test, hire a professional.

Through air sampling devices and surface swabs in key areas of concern.

You should have a professional test for radon every two to five years. A good rule of thumb is to get testing done every five years if you’ve never had an issue before and every two years if you have. You may also want to schedule testing if you notice symptoms of radon exposure or if you do intermittent DIY radon testing and notice changes in your levels between tests. If you have an active radon monitor, you can schedule testing if you notice levels increasing over time.

To determine whether you have radon in your home, you must run a test. Radon gas has no odor or color, so you won’t notice a concentration of radon. You could purchase a DIY test at a local hardware store, but it may not deliver completely trustworthy results. The best way to test and receive accurate results is to hire a local radon detection specialist.

Keeping radon from getting into your home is much better than having to get rid of it once it's already indoors. While there may not be a way to fully prevent radon from getting into your home, there are things you can do to reduce the gas's ability to enter.

Sealing foundation cracks and openings can help keep the gas from seeping inside. Improving air flow, such as by opening windows, can also be helpful. If you're building your home from scratch, talk to your contractor about using radon-resistant construction to keep the gas out.
