advantage of and find yourself in a legal battle. Last year, I hired Apex for new/replacement plumbing on a whole home renovation which was approximately $12,000. Our agreement was 50% up front, 40% after rough in and 10% after all the finish work was completed. Due to issues with Apex, explained below, we decided to part ways after the rough in. Now Apex has sent our final bill for 10% to collections claiming that the arrangement was- 50% up front, 40% after rough in, and 10% at some other point. According to them, all finishing, final hook-up and ?setting? was to be paid for out of contract and separately from our signed agreement. It doesn?t make much sense that on a $12,000 plumbing job, things like placing and hooking up the toilets and vanities aren?t included in their contract? There are additional issues that we had with Apex. They are: 1) Their contract is extremely vague and open to interpretation. Unless you are a professional who knows what to ask and specify in a plumbing contract, you run a high risk of being taken advantage of. The contracts are done by hand on 5?x8? 2 or 3-ply carbonless paper. 2) It appears that Apex?s intent from the beginning might have been to deceive. In our original walk-through and discussion, we talked about adding a bath that didn?t previously exist. In our case, a shower was installed instead of shower/bath combo unit. Apex was happy to take out the shower unit and put in the unit I had wanted. However, it cost close to $1000 for the error. After removing the old unit, it just so happened that the owner?s son had a friend wanting to buy the unused shower at a reduced cost. I have to question if this was the ultimate goal from the beginning. 3) Some, and by no means all, aspects of their work appeared rushed, not thought out properly and/or unprofessional. There are several things that stick out for me. The first is the fact that no drain line was ever hooked up to the water heater that Apex installed. Of course this wasn?t discovered until after the drywall was installed. The next item is our Manabloc system. Our install looks unprofessional as some of the tubes are too long and the whole system is installed on particle board instead of finished drywall like the rest of our laundry room. Another concern is that it appears there may not have been any insulation installed behind the tub/shower that they installed. Our house is insulated with the blown expanding foam insulation. It is very air and sound tight. However, in the bathroom that we added it is possible to hear entire conversations outside. This bathroom has no window which leads me to believe there was no insulation placed in the wall or between the tub wall and the exterior wall. I realize that insulation was not part of plumbing contract. Most contractors though would give you a heads up and suggest that you add some insulation before they install a tub and permanently seal the wall. 4) Even with the above issues, we still wanted Apex to finish the project. After their rough in, we got a general contractor involved. When going through what still was required and which subs we were working with, we passed along the contact information for Apex and our HVAC contractor. My GC tells me that he tried contacting Apex on two or three occasions with them not returning their calls. (This was before any dispute over the final payment as everyone was still under the impression the final 10% was due after final setting and placement.) I hope others can learn from our mistakes. For anyone involved in a major construction project, I highly recommend having an attorney or trusted GC review your contracts. If we had done that, we could have saved $2000-$4000.

We have a geothermal water furnace, which is complicated and confusing compared to normal AC units. He took his time making sure I understood how it works. He also helped me figure out how to solve the temperature difference between our main floor and the basement which is usually 10 degrees cooler despite all the vents being closed. We could put in a separate thermostat for the basement and it would easily solve the problem, if we had $2600. But he suggested as cheap alternative to use the white vinyl magnetic strips. Cut them to the size of our register vents on the ceiling to block out the air coming through even though the vents are closed. It will divert the air back up to the main floor. If we want some air, leave one or two open, or cut small squares in them to allow a smidge of air to get through. What a cheap and creative way to solve the problem. It was $75 because it was covered by our home warranty. Scott was a true gem!!! The washer problem was beyond my ability. The washer would not engage into spin cycle but would wash and drain. Even when manually holding in the door latch, the "door locked light" would not come on thus, as a safety feature, would not engage the spin cycle into its high RPM's. Response by B&B (John) was as quick as his and our schedules would allow. He tested the circuit board several times and to his surprise could not find it to be faulty. His experience on this brand and age of washer indicated that the problem would be with the circuit board, but to our delight it might be a $70 latch switch which he ordered. In a few days, he graciously accommodated my work schedule and arrived at 5:30 pm to install the part. Sadly, this did not solve the problem. The circuit board still tested to be problem free. After consulting with us as to whether we wanted to continue with repairs that could amount to $300, or buy a new washer, we opted for the repair and he ordered a new circuit board. It arrived in a week and again John accommodated my after work schedule and installed the part. Everything worked great - a success!
I will use B&B(John) again. He was courteous, accommodating and fair. He charged a standard $35 service fee for this operation plus the part for $237 (nothing additional for the 2 extra trips and phone calls he made). I always felt he acted with the greatest integrity and with my best interest in mind. I never had that feeling that he was out to "gouge me", or was underhanded and hiding something, which I have experienced with some other repairmen. John was comfortable to talk with, responsive to my phone calls and questions, knowledgeable and responsible."},"url":"https://www.angi.com/companylist/us/in/mishawaka/b-and-b-appliance-reviews-5596778.htm"},"position":10}]}

FNJ Landscaping Services has long been leading valued clients to understand the chance of having that dream design for their outdoor spaces for many years.
"The quality of the work was poor, the sod was laid and not rolled out which is preventing the sod from catching and causing the lawn to look uneven, the grass seed/ dirt was spread sporadically over the front lawn without focusing on the bare spots which was the ultimate goal of the seeding. (for treatment/solution to holes in the lawn to promote grass growth in those areas.) Also there was very little grass seeds or dirt spread to back lawn. I brought this to Kevin's attention and he said he would take care of it and that he ran out of dirt, also his response to my calls or e-mails was not timely or not at all. I called and text him on several occasions requesting that he comes to complete the job and he never showed up to complete the job as promised. I also feel the additional cost he charged ($1500) to lay 4 to 5 rolls of sod for 20 ft. x 24 ft. area (480 sq. ft.) , was over priced and he took advantage of me and I am a victim of price gouging. His initial quote he gave me was 3400 (for the seeding, retainer wall removal, aeration, power raking, cutting the grass, plant 1 bush) but I just noticed he has put 3500 on the contract so even in that instance I paid him $100 more than what was agreed upon. The contract that he wanted me to sign was very extensive and "construction focused" and did not address everything we had discussed for this project. It basically was an agreement to ensure payment and cover himself if I did not pay. When I noticed the contract did not list line by line description of the scope of the work I brought that to his attention and asked him to include what the job would intel ( work order) listing what we had talked about. He told me he would bring it when he came to do the job. I didn't receive anything, but he had already came to to start the job. By the time he finally came to start the job I had received a warning from the village due to my grass had grown more then 5 inches waiting for him to come and take care of cutting the grass when he was to start the project. The overall communication and follow up with this company is not good and they do not provide detailed scope of work orders even when requested."

FAQs for french drain service projects in Lakeville, IN
Landscapers typically charge $25 to $50 per person per hour, which equals around $50 to $100 per hour for a two-person crew. These rates can vary depending on your location, the size of staff needed for the job, and overall job type. For example, a larger crew will be needed for structural additions and hardscaping versus planting flowers.
When it comes to landscapers, licensing laws vary. Landscaping architects are required to be licensed in all 50 states, whereas traditional landscaping contractors are not typically required to hold a certification. You’ll likely be working with a landscaping contractor for most residential projects. If you are redesigning your whole yard or adding in hardscape features, you will work with a landscaping architect at some point during the project. Be sure to check our state licensing tool to review the local landscaper guidelines.

The cost to install a drain pipe is $600 on average, but the total can range between $150 and $2,000. Some cost factors that influence your project price include the type of drain, the area’s accessibility, the proximity of existing drain lines, and whether you’re installing a new drain or replacing an old one. Replacing the p-trap or s-trap under a single fixture will usually cost around $150, while replacing a main drain pipe can cost well over $2,000.
Yes, most states require plumbers to be licensed, and for good reason. Hiring an unlicensed plumber could lead to poor quality work, costly future expenses, and potential code violations.

We highly recommend leaving the work of replacing drain pipes to a professional plumber. Drain pipes are a key part of your plumbing system, and making mistakes during the installation or even using the wrong size pipes for your specific fixture can lead to an elevated risk of leaks and clogs. Additionally, drain pipes prevent harmful sewer gas from entering your home, so hiring a professional plumber is essential to keeping the risk of leaks and clogs low and avoid reducing your indoor air quality.
