"Hired Mr. Guhl to do a real estate appraisal of a house in connection with a divorce settlement. Project was not straight forward because repairs to address leaks, mold and such had been done, and home needed to be appraised as it was on date of filing. Mr. Guhl said he could do it. He did his inspection but could not complete the appraisal until I got estimates to him about other needed repairs. I tried to contact him by every means possible (VM, text, email) multiple times starting a few weeks later over the course of a month when I had those numbers and to remind him he had never picked up the flash drive with before photos. Neither he nor anyone else got back to me. In sum, he left me high and dry without the courtesy of an explanation. Had to start the process over with someone else. I personally felt his lack of response was unprofessional and discourteous."

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

To get the highest appraisal value possible for your home, make any necessary repairs and updates prior to the appraisal. Some examples of tasks include updating landscaping to boost curb appeal, renovate older areas of the home, and consider staging your home. Keep in mind that some aspects of the appraisal are out of your control, such as comparable properties nearby.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal. 

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.
