"Working with Hays and Sons was not a good experience. We had water damage and they made repairs without checking with our insurance company so we ended up paying out of pocket. They did a terrible job painting our ceiling and their solution was to paint one stripe at the top of each wall. Now we have to paint all the walls on the first floor ourselves. They initially charged us for over $2,000 of services they did not provide. I think they hope customers don't look carefully at the bills, especially if the insurance company is paying."

Yes. A good mixture to condition your leather is made from one tablespoon of natural baby soap, a splash of vinegar, and 2 cups of warm water. Mix these ingredients in a bowl and use a microfiber cloth to rub it into the leather in small circles. 

You can apply the same technique with a mixture of one part vinegar and two parts linseed oil. Once you’ve applied this to leather with a cloth, let it sit for 10 minutes before buffing with a small cloth.

Stay away from using window cleaners and other harsh cleaning solutions on antique wood—or any wood in your home for that matter. The pH of the cleaners can break down the finish and permanently damage and stain the wood below. Even when it comes to more durable areas, such as when cleaning your baseboards, only use cleaning solutions that are safe for porous materials. 

Regularly check and tighten screws, avoid excessive weight, and clean surfaces with appropriate materials to prevent damage.

Removing the original paint or stain before refinishing is a good idea, as it ensures the new finish bonds strongly to the wood. If you skip the stripping or sanding step, the new finish may peel or flake away from the railing easily. Using a wood stripper will completely remove the old stain or paint while sanding will help to prime the surface.

Chalk paint can be applied without sanding first. Keep in mind that while there are a lot of chalk paint color options available, there aren’t as many choices as latex or oil-based paint.

You can also learn how to paint furniture without sanding using a liquid deglosser, sometimes referred to as liquid sandpaper. This can remove any old paint, gloss, or varnish, without the need to manually sand. Apply the deglosser using a cloth, then wait for the chemical to penetrate through the surface. Once it soaks through, you should be able to wipe away the residue with a towel.
