"Re: Indiana Foundation Services problems; Be aware that they did not finish the job at my house as they claimed. Because I cannot get into my crawl space, I wasn't able to check the work done last Sept. They were to pull old drains, retrench and completely place new drains (tiles), also add a couple jacks and 2 new sump pumps. Late this past winter, I noticed a light on in part of my crawl space through the floor where the furnace drain goes through (not seen from the crawl space door due to a foundation wall). When they came out I also mentioned that I heard one sump pump working but never heard the other one. After checking, he said there was water in the crawl space near my garage (this was the only place water had been seen PRIOR to the work being done). I kept waiting and calling and IN Foundation kept saying they were waiting on a report from this guy. They finally sent out someone else. He found that not only had about 43 feet of drains never been put in, but the second sump pump had never had electric hooked up. Later I found the electrician had only been told about one sump pump from IN Foundation. I also have found that since they turned out the light in the crawlspace, the first sump pump no longer seems to be working! They are supposed to all come out this month to complete the $19k worth or work that was supposed to have been done and I have asked for them to include an engineer to be sure the work is done and completed correctly. There should have been someone who should have been checking the work done. I sent Groundworks a letter and never heard from them. Not feeling very confident about the work yet to be done and am questioning whether I even needed those jacks. Trust lost."

"Mr. Keller was very helpful. He listened to our request and then advised us on the least expensive way to accomplish what we needed. He invited us to send information & photos of the item and got right back to us with his assessment of the sale potential, a ballpark estimate of value, and connected us to an auction business that could sell it for us. He did not charge us for his time at all. We could not be happier—he understood better than we did that we didn’t need full appraisal services and met our needs without charging us (though he certainly could have provided services that were unnecessary for our situation and charged us for them, and we wouldn’t have known the difference). This is the very definition of integrity and trustworthiness! We will absolutely call him again."

FAQs for property appraisal projects in Delphi, IN
An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal. Things like improving your curb appeal, painting, refinishing floors, and taking care of minor repairs are all good investments prior to ordering an appraisal. It’s also a good idea to clear out any clutter and complete a deep clean beforehand to show your property in the best light possible.
Appraisals aren’t required by law to complete a real estate transaction, but it’s unlikely that a lender will allow a buyer to close on a property without an appraisal, so, effectively, they are usually required. Your mortgage lender uses the property as collateral for your loan, and the appraisal is what the lender will base the mortgage on to confirm the value is there to justify their investment.
The average cost of a property appraisal is around $355, but different appraisers in your area could charge anywhere from $250 to $500. Appraisals for larger properties will often cost more, as will valuations for older properties. Appraisers will use homes in the surrounding area to help determine a valuation as well, so if your home doesn’t conform to the neighborhood standards, the valuation will require more work and will likely cost more.
A licensed appraiser is the only individual that can carry out a property appraisal. You should always check to ensure an appraiser you’re considering has the proper licensing from your state. Additionally, since an appraisal is meant to be an unbiased opinion of a property’s value, you should confirm that the appraiser doesn’t have ties to any other party in the sale of the property.
Anyone can hire a property appraiser to confirm the inherent value of a property, but the buyer or buyer’s lender will usually choose the appraiser and pay the individual for their opinion. It’s also not uncommon for the seller’s side in a real estate transaction to hire an appraiser in order to justify an asking price or negotiate a higher selling price.
