"I had a shingle roof, fascia, soffits, gutters and drain pipes replaced. The entire job took less than week! The crews showed up early and worked until dark. They were skilled and answered all my questions. The roof and all the metal work are beautiful. I had several estimates before I selected Zeller. The estimate Mario put together was detailed. He spent at least an hour looking at my roof and took about 50 pictures of my roof and attic. When he was done he explained what I needed to do and answered all my questions. At this point I decided if their estimate was competitive I would go with Zeller. Once the job started he kept in contact just making sure that the work was going well. Putting a roof on my house is the most expensive home improvement I have had done. I was a little apprehensive. It was a great experience. I recommend Zeller to anyone thinking about a new roof."

Roofing questions, answered by experts

Yes, thatched roofs are legal in most areas in the U.S., but you should always check your local building codes to ensure there are no restrictions in your particular area before installing one. Even where they are legal, you’ll usually need to apply fireproofing to the roof to keep it up to code. Keep in mind that a new roof might not increase home value as much if you choose a thatched roof, as they aren’t common in the U.S. and might not be as desirable to many home buyers.

Homeowners insurance typically covers roof repairs or replacement if the damage is caused by a sudden, accidental event or a covered peril, such as a storm, wind, hail, fire, or a falling tree. However, insurance will not cover repairs or replacement for issues stemming from a lack of maintenance, normal wear and tear, or a roof that is simply old and at the end of its lifespan. If a leak or damage occurs due to neglect, you will likely have to pay for repairs out of pocket.

The lifespan of a torch down roof depends on the number of layers installed. A single-ply system typically lasts between 10 and 15 years, while a multi-layer system with two or three layers can last from 15 to 25 years. Although a multi-layer option may be more expensive upfront, it provides a longer service life. Warranties often reflect this, with about 12 years for a one-ply system and 15 years for a two-ply system. For context, this lifespan is shorter than other common roofing materials like wood or asphalt shingles, which typically last 20 to 30 years, with high-quality versions lasting up to 50 years.

Sometimes. Professionals may be able to remove the old roof and re-attach it when completed, depending on your blueprints. That can help you save money. But this method is not without its risks. Larger roofs may crack during the transportation process. And if the roof is old or has problems, it may be better to replace it entirely. Keeping the old roof isn’t always possible if you are making significant alterations to the roofline.

Look for certified local roofing contractors with plenty of experience working with cedar. There are also several important roofing questions to ask before choosing a roofer, including whether they are licensed, bonded, and insured. Once you’ve rounded up a few good candidates, compare estimates and hire whoever gives you the best bang for your buck.
