It’s better to build a garage than buy and install a prefabricated one. You can save money by purchasing a prefabricated metal garage kit for between $4,000 and $11,000. The utility of the new space will determine how much ROI you’ll see. An additional bedroom will generally be more valuable than a living room or family room, and converting your garage to a bedroom with a bathroom will likely add the most value.

Framing tends to be the longest step in the construction process, especially for larger homes. It takes anywhere from one week to a couple of months, depending on the house size, the number of people on the construction crew, and the time of year. The design stage often takes a long time, too. Some people spend months or even years contemplating their house’s size, layout, and materials before construction begins.

While the primary purpose of a garage may be to create a secure, weatherproof space to park your vehicles, there are other reasons to consider building one. A garage can increase your home’s value, for one thing.

Having a garage also gives you a bit of extra storage and possibly living space. You can build a two-story garage and use the upper area as a rec room or lounge space. If you finish the second floor of the garage, you may even be able to rent it out.

Installing new HVAC can increase a home’s value by 5% to 7%. While installing a mini-split unit in the garage may not offer that much of a boost to the home value, it is a lower-cost option than installing a more traditional cooling system in the garage. Plus, if a cooler garage allows you to spend more time in the space doing tasks you enjoy, it makes the investment worthwhile.
