NLAS is relied up to design, build, maintain, and enhance unique places of lasting beauty. We have over 15 years of experience with unparalleled knowledge and technical ability, outstanding customer service and retention, relentless execution, and a true understanding of cutomer's needs. We routinely transform the everyday into one-of-a-kind environments- whether it's a resort, corporate campus, retail center, master-planned community or the place you call home.

"Charged 13k to remove a half a tree that had fallen on my garage. They were recommended by my insurance company so I didn't think to check how much it would cost but they gouged it so much that they took my whole policy payout and my garage cannot be fixed. Spoke with Tim at the office and he cannot even send me an invoice until the end of day. Run do not use these people. Also to note: They came the day after they said they would be there, they did not call I had to reach out. I gave a pass on this as there was a major storm, but not very professional to not call. I had to call the office 6 times before they answered this morning. Charged for clean up, however there are still 3 large pieces of tree in my yard. They're was some type of manager (Lansing lesson) there because their Lansing crews had been "caught doing stuff they shouldn't" Do not use this company Edit / Follow up: After reaching out and waiting they did send me an invoice for just over 8500 for the same job, never did receive an invoice for the 13 thousand that they sent to my insurance company. This still seems excessive to me and I did reach out and they were unwilling to lower it any more. They charge for a full 8 hour day no matter how long they are actually on the job, which they state is standard practice, however none of the other three tree companies I called do this. I never received a response to my email questioning this, however, Rebecca was able to email me within minutes when I asked where to send the check. The contact that they make you sign leaves absolutely no protection for you the customer, they can do what ever they want and there is no recourse, including not honoring any estimate given. If you don't pay within 30 days they will charge you interest. This is a predatory company and they are very good at seeming like they are their to help until you get the invoice, then they will not help at all."

Land Surveying questions, answered by experts

Costs vary, but you can expect to spend between $1,000 and $4,000 to prepare land for a mobile home or before you build a house. You’ll need to clear enough land for the foundation, which may require leveling or grading, as well as removing trees, stumps, and plants. Don’t forget to plan for permits and fees and the installation of a gas line, water line, and sewer main.

Building a road on a slope requires careful planning and will normally require a drainage system underneath to prevent flooding and damage to the road over time. Your professional may lengthen your road to create switchbacks if the slope directly to your home is too steep, as there are regulations for maximum road slope. The drainage system will help prevent runoff from the higher side of the slope from damaging the asphalt or concrete. Keep in mind that building a road on a slope isn’t a good DIY project, as a lot can go wrong.

If you or your mortgage lender think your land survey needs to be more accurate, double-check the survey report and get at least a second opinion from the original surveyor and an inspector, if possible. Although it’s unlikely, even reputable surveying companies can make mistakes. An inaccurate survey can cause problems down the road in the case of any property line disputes, so it’s best to resolve any inaccuracies as quickly as possible.

There are a couple of ways you can determine the depth of your well. One method is to use a device called a well sounder. This tool has a long measuring tape containing a sensor to alert you once the end reaches the water.

Or you can DIY it by using a long tape measure with a half-filled bottle of water attached to it. Lower the tape measure into your well. Once you feel tension on the tape, you’ll know the bottle has reached your static water level. This will give you an approximate idea of your well’s depth.

You will find a collection of licensed land surveyors in your area. Your real estate agent or construction manager may also be able to recommend a trusted professional. When speaking with prospective pros in your area, ask the land surveyor if they are licensed in the state, have liability insurance, and can quote you a fee before starting.
