"Had JS Appraisals appraise my house for a VA loan. James Reported that the house had not been updated for 15+ years. The house just had a new lifetime roof installed days before the appraisal. Also new counter tops in kitchen and bathroom. Complete repaint inside and out within three years. HVAC and Water Heater replaced 5 years ago. New carpet 3 years ago. Would not recommend."

"We found the Pickard Group through Angie’s List. My family was looking for a realtor who could help us determine what needed to be done in order to sell a family member’s condo. We had intended to interview 3 realtors, but when we met Ron, we knew we wouldn’t find anyone more qualified. The first time we met with Ron, we were several months away from signing a real estate contract, but, nonetheless, Ron went through the condo and provided us with a list of improvements (install granite countertops, install new carpet, remove wallpaper, paint walls, install brushed nickel light fixtures and door/cabinet hardware) that he felt would significantly increase the sales price. Ron also provided us with a list of contractors we could use for any work we were not going to do ourselves. We did use four of the contractors Ron recommended; all of them were reliable, reasonably priced, and flexible in scheduling their work hours so that the remodel could stay on schedule. The real estate listing was extremely thorough. The interior/exterior photos and, in particular, the virtual tour provided a comprehensive view of the condo. Ron was always available throughout the selling process. He was in contact by phone, mail, or e-mail at least once a week reporting in on what the office was doing in order to get the condo sold. "As I stated above, I hired Mr. Walsh to appraise my house because I was in the process of selling. He was accommodating in his scheduling. He was able to do the assessment within a few days and on the weekend. According to the tenant he showed up on time. That was where his professionalism ended. I asked him to please provide a sincere appraisal to aid in my decision making. Instead, I got the exact same price that was on the sales contract. He severely under appraised the house. Here was his explanation: “The report says: "Considering the subject's deferred maintenance and that it was sold in as is condition, the appraised value was taken from the contract sales price."” My response was “I knew what the contract sale price was. I set the price. I asked you to appraise the value of the property.” He knew before he went out to view the property that the property was listed ‘As Is’. If he didn’t and he thought that was going to be germane to the appraisal he could have asked. He wasted everyone’s time and my money appraising the house for what was the current asking price. He was also very rude and unprofessional in some of his responses. Do not hire Mr. Walsh. You can easily find someone more courteous with integrity and professionalism."
