"errible service from Hoerr Landscaping. I ordered 15 tonnes of white rock from Hoerr Landscaping in Peoria. I had done the same in 2017, when the dump truck driver evenly dumped the gravel along the entire driveway. I expected the same, or at least similar. If not even spread, then at least along the entire driveway. Unfortunately, Hoerr company sent a driver with limited skills who dumped the entire load in middle of the driveway. On calling Hoerr, they told me that their service is to deliver, not spread it. So it is not their problem. The driver did not even ask us where to dump. By the time I asked my wife to reach out and stop his dumping, he had finished it and left. Now my driveway is blocked with mountains of gravel. I am searching for landscaper with skid steer rake. One estimate I got from a landscaper is $750.00"

Land Surveying questions, answered by experts

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.

Professionals who complete perc tests can usually do them in a single day. Including excavating to expose the test site, filling the hole with water, and monitoring it while it drains, you can expect the test to take between four and eight hours total. It’s possible that you’ll get the results the same day, but some companies may take a few days to get official results.

Land survey reports have a boatload of information relevant to several scenarios. Here are the types of information contained with a survey, though it depends on your chosen type of land survey. Exact boundaries and dimensions of a given property General topography, including both natural and artificial landmarks Location of utility fixtures, like water mains Confirmation of any easements or encroachments on a piece of property Assessment of land elevation to buy flood insurance Updated information to add to a pre-existing property map

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.
