"Mr. Reynolds came out the SAME DAY that I called, a Saturday. It was a day of heavy rain and flooding (and therefore the leaks in the roof revealed themselves). He had to drive far out of his way to get to me because of the flooding in his rural area, but he made it. I was very grateful because my home was on the market, and I was fretting over the time and cost of roof repairs. Mr. Reynolds checked out the roof and gave me a reasonable estimate that day; he honored the Angie's List coupon I had. I owned half a duplex, and he looked at my neighbors' side as well. Their side also had soil pipes that needed to be replaced. The neighbors half was also on the market. Mr. Reynolds felt an inspector would cite the need for repairs. I was able to let my neighbor know of the situation so he could check for leaks and not have an unpleasant surprise in his house during showings. The repairs were completed a few days later. PSR made the extremely inconvenient and untimely situation as painless as possible. "
The four types of roof sheathing are plywood, oriented strand board (OSB), planks, and tone-and-groove boards. The overwhelming majority of homes use the first two (especially OSB) and the other two are not often seen outside of special use cases. Methods of sheathing include solid sheathing, open sheathing where there are gaps, and plank sheathing. Most roofs are solid sheathing.
Some people prefer to use connectors consisting of galvanized metal to replace the birdsmouth cuts on the rafter board. Common names for these metal pieces include hurricane ties and variable-pitch connectors. Making birdsmouth cuts is more cost-effective than purchasing these connectors for each rafter. However, because making large birdsmouth cuts to accommodate extra-wide exterior walls can weaken the rafter, a connector may be the better option in some cases.
While you technically can add a roof over shakes or shingles, it’s not a good idea. Roofing over existing roofing creates a moisture barrier underneath the new roof and since the trapped material is wood, you can expect a moisture problem. While you could get away with installing a new roof over asphalt or steel, wooden roofs should be removed, new underlayment installed, and the new roof installed over that. Also, the extra weight would add strain to your roof structure.
You can install a spray foam roof over shingles, but it may compromise the roof’s protective qualities or shorten its lifespan. Before installing a new roof, ask a qualified roofer if your existing roof needs to be removed before installing a spray foam roof so you ensure your home has quality, long-lasting protection.
The purchase price of 3-tab shingles is less than that of other material varieties, such as architectural shingles. However, 3-tab shingles generally last far fewer years than even the least expensive architectural ones. Other roofing types, such as metal or clay, also cost more than 3-tab shingles. However, if you plan to stay in your home for many years, the long-term cost of any of these options can compete with 3-tabs because of their longevity.
