"I own a house which is around 90 years old. Its basement had compromised walls, one of which was seriously bowed. In addition, after heavy rain, the basement floor would be wet. I got estimates from three companies to correct these problems. Pivotal was a clear standout. The owner Jeff, his family members Andy and James, along with the rest of the crew make up a terrific team. Jeff and Andy visited my basement twice for long and detailed planning sessions. The actual work took 7 days for completion with James as foreman. All the problems of my basement were fully addressed. My bowed wall is now vertical, with strong supports along all walls every few feet. A complete waterproofing system was installed which feeds to my sump pump. "Very well. My sidewalk had settled and was causing a trip hazard. The estimate was done via email due to my tight timeline. Sent them pictures and received a response the next day. Actual cost was $25 over the estimate due to site characteristics not apparent on my photos but still sounded reasonable to me. They leveled 5 sidewalk squares including my front porch stoop. Work was done in a little over an hour and looks great!"

Yes, slab foundations can sink just like any other foundation type. Floating slabs are the most prone to differential settlement and foundation sinking because they sit directly on the surface of the earth. Slab foundations that have footings—including slab-on-grade foundations and monolithic slab foundations—get additional support from soil further down and are less likely to sink over time, especially under larger, heavier structures.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs. 

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

The most expensive foundation repair method is to install helical piers. Helical piers are a type of steel pier used to support sinking foundations in areas with poor soil conditions or deep bedrock. This foundation repair method can cost up to $3,000 per pier, including labor, because of its material and labor-intensive installation process. Total foundation repair costs can easily reach over $20,000 using this method.

You’ll need to reseal the foundation every five to 10 years, depending on the sealant you’ve used, the moisture conditions present in and around your home, and the condition of your foundation. Having a foundation inspection conducted before reapplication can help you catch any problems before you begin resealing. Of course, if you notice any new leaks or other moisture problems at any time, it may be necessary to reseal the foundation sooner.
