"Jaime was so knowledgable about all of the concrete available to help me make a choice of type of concrete I could afford. He spent sufficient time with me to go over the different finishes available and had a book of colored pictures to show me. He gave me quotes for stamped concrete finish, color finish, and plain to help me decide how much I could afford. I had to be on a waiting list, but when my name came up, he called and said they would be there the next day to start and they were. They removed old railroad ties my husband had installed 30 years ago to landscape the front and side of the house. When they finished that, Jaime took me outside to determine how deep I wanted the new landscaping beds to be. Concrete was poured to my specification. His crew was great. They even trimmed some trees that needed it so they could get their excavating equipment where it needed to be. After finishing, they reseeded the grass where they had left the excavated dirt from ripping out the railroad ties. Jaime told me he would reseed again this Spring where grass did not take hold. Also treat the concrete with a sealant. These guys know what they are doing and I highly recommend Jaime and his crew. The fact that there is a waiting list ought to tell you something!"

"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.

"We were impressed by the quick & smooth adjustments S & S made when concrete delivery & rain problems stopped the planned schedule. S & S returned as promised on the next work day. "I was heading up this job for my mom. I live over 5 hrs away, so it was important to me that the job was done when promised as described. It worked out great! Ben and the guys showed up, and worked there butts off to get it all done in a timely manner. They excavated and filled a collapsed hole in the backyard with gravel and concrete. All mom has to do is water the sod that they finished off with. Great job Guys!!"

"K&E was very responsive to my request through Angi and came the same day (a Saturday) to review the work. He gave a reasonable estimate and completed the work the following Monday. I really appreciated the quick turnaround. However, he did not provide the contractcertifications and company info prior to coming to do the work as he said. He was not responsive to my emails and text messages about the contract and work start due to bad weather. Clean up was pretty good, but I did find chipped paint debris when I expected to all of that vacuumed away. That's why I gave a 4 point rating rather than a 5. I will not need to hire again because the lead and asbestos have been abated and there is no need for further work."
