Tile flooring will last anywhere from 10 to 20 years and even up to 30 years or more with proper care and maintenance. 

You can help your tile floor achieve a longer lifespan by maintaining it properly. This includes cleaning it regularly (including cleaning the tile floor grout), keeping the floor dry, and not setting super heavy items on it to keep it from cracking. You'll also want to regrout your tile floor every 10 years. Using a grout sealer will help your floor last longer.

There are a few carpet maintenance tips you’ll want to use to keep your carpet looking brand-new. Make sure you tackle stains immediately, and only use cleaners gentle enough for your carpet's specific fibers. You can even pop area rugs on top of wall-to-wall carpeting to change the look of your space and protect the carpet below.

Dry rot or severe water damage may warrant a replacement, but you don’t always need to replace damaged subflooring. If your subfloor has warped because it was installed incorrectly, you can sometimes shim the panels (in other words, add a thin, wedge-shaped piece of wood to level the surface). If your subfloor bows upward, you may be able to sand it down at the joist so it’s level, depending on the extent of the damage.

If you also need to know how to fill the gap between the floor and the baseboard, it's best to use a flexible, paintable latex caulk. Clean the area thoroughly to remove dust and debris. Then, apply a smooth bead of caulk along the gap using a caulking gun, and use a caulk-smoothing tool to press and smooth it into place. If the gap is large, you may need to insert backer rod, such as a foam filler, before caulking. Once dry, paint the caulk to match the baseboard for a clean, seamless look.

Other telltale signs are lumps or dips in the carpet that could look unattractive or cause tripping hazards. Similarly, if your carpet is making a crinkly sound or starting to wear out prematurely, you might need to replace your padding.
