"C&C is a waste of corruption and nonsense. Hawaii needs to get rid of the entire corrupt government officials. Fair and Equitable taxation is nowhere in Hawaii. Simple arithmetic will genuinely show how corrupt Property Assessment is where those who own less pay higher taxes per square foot than those who live in luxury."

"Carlos was very professional when he came to do the site visit. We went over details over my small project. He submitted his proposal the next day. Only reason I didn t select him was his price was almost triple the amount of the other five proposals I received, for the same work. Now only time will tell if it was the correct decision, but based on how small my job is, I felt it wasn t worth the price proposed. I think his price is more for commercial projects. Good luck!"

"I had a fantastic experience working with this drafting firm. From the very first phone call, Kirsten?our drafting consultant? was clear, professional, and incredibly helpful. She explained the entire process in detail and made sure all of my questions were answered up front, which gave me immediate confidence in the team. This firm partnered with engineers and architects to get the best quote for me on a stamp for my plans after they did an exceptional job on drawing the prints that met all the requirements for permitting. Their coordination and attention to detail made the process very simple on my end. If you are looking for a highly capable drafting firm that knows how to get things done right, I highly recommend them!"

Structural Engineering questions, answered by experts

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.

The essential difference between an architect and an engineer is that architects typically focus more on the aesthetic design of buildings, although not without consideration for the structural integrity of the building. Engineers focus more on the structural, technical, and practical aspects of whether and how an architectural design can be built as drawn. You may need to hire both types of professionals if you’re designing and building a new home.

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Yes, an LVL beam is more affordable than the cost of a steel I-beam, totaling between $50 and $200 per linear foot as opposed to the $100 to $400 per linear foot you’d pay for a steel I-beam. Not only is the wood material more affordable than steel, but it’s also more similar to traditional wooden beams and doesn’t require as much retrofitting to connect joists.
