"Daneda took us in and showed us all of the homes in our targeted area at our targeted price range based on our preferences we established through many emails on Easter weekend!  I was still active duty military at the time and had a limited amount of time and money to travel to Douglasville to look for our forever home.  Daneda worked diligently to help us find our best available option and the best selling price we could ask for as well as advising us on general real estate policies and incentives prevalent for buyers in the area.  She led us around all Easter weekend without complaint, and smoothly orchestrated our closing within a reasonable amount of time and went above and beyond what we expected.  She is awesome, knowledgeable and extremely friendly.  We can't thank her enough and have even maintained contact with her since are closing!

"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

Property Appraiser questions, answered by experts

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

Yes, built-in bookshelves can be worth the investment and can add value to your home, especially when constructed from high-quality, timeless materials like luxury hardwood. They offer a practical and stylish storage solution that utilizes wall space effectively. While they cost more than store-bought units, the custom fit and potential to increase your property's resale value make them a desirable feature for many buyers, particularly for homeowners with large book collections. For the best return on investment, consider having them professionally built.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

Yes, awnings can add value to a home, primarily by boosting its curb appeal and providing more usable outdoor space. While the exact monetary return on investment depends on the awning's size, style, and quality, they offer an excellent appeal factor to potential buyers. For example, an awning with a trendy metal roof can be particularly attractive. Even if the direct increase in resale value is modest, a well-chosen awning enhances the home's functionality and aesthetic.
