"Greg was very responsive even though I caught him driving to an appointment. He referred me to his wife, who runs his office. I was able to get a timely appointment. I chose him because he did inspections o manufactured homes in Volusia County and he listed his state License and InterNiCHI. I wanted a full inspection for my own satisfaction besides the 4-Point Inspection for insurance. He offered a combination price which provided me with my inspection report and he filled out the 4-Point Inspection Form for insurance. Greg was very professional and thorough. It was a pleasure dealing with him. I have family members who are real estate appraisers and I'm familiar with inspections. I am highly recommending Greg as someone who is knowledgeable and has integrity."

"I called J&B Waterproofing for a water leak from an exterior wall that was extremely hard to find. I had several companies previously that simply could not detect the leak. When John and Bobbie came they did a thorough inspection and found the leak was coming from an upstairs balcony when heavy rains would blow in from the east. They totally sealed the balcony and that was the end of the leak issue. I had them inspect and seal the windows of my house just to assure my home was totally waterproof. They worked very neat and cleaned up any mess that was made. Both John and Bobbie and the crew were very friendly, knowledgeable and professional. I would absolutely recommend hiring them for any type of leaking issue in your home. Lynda Evans"

Home Inspection questions, answered by experts

Many experts agree on a twice-yearly schedule for DIY foundation checks and professional inspections every one to three years, depending on the condition of your foundation. Visually checking your foundation twice a year will ensure that it is not damaged during severe summer or winter weather events. Extreme temperature changes impact the soil surrounding the foundation, as do lengthy rain storms. Both issues expose the foundation to excessive moisture, which is not good for its overall health and stability. Call a pro if you notice any damage or changes during your DIY check.

Yes, you may still qualify for a home insurance policy if your property doesn't pass an inspection. Your insurer may ask you to resolve certain issues in this situation. Other options are getting a quote from a different company or applying for coverage through your state's Fair Access to Insurance Requirements (FAIR) Plan.

The natural breakdown of uranium in soil, rock, and water can cause radon to appear in a home. The gas seeps into homes through cracks in foundations, walls, or floors, as well as through gaps around pipes or construction joints. Radon levels are influenced by soil composition, building materials, and ventilation. Poorly sealed or airtight homes can trap radon, allowing it to accumulate.

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

In some cases, a home inspector tests the indoor air quality if properly certified. Most of the time, however, they’ll outsource the work to a professional air quality consultant. Testing indoor air for pollutants requires several certifications and a suite of specialized tools. Many HVAC and home inspection pros have this certification.
