"How can I explain how impressed I am with Chris and his team at CER Design Build? There are almost no words that describe the combination of craftsmanship, quality, speed, delivery and level of professionalism that this one company has managed to accomplish. I have dealt with many contractors and none have ever demonstrated the level of commitment nor expertise that I've seen with CER. I certainly do not desire to work with anyone else! Thank you Chris for your beautiful designs and helping to imagine my dream home; you have the team and ability to make this homeowner's dream a reality. Thank you!

"These guys ROCK!!!  Initially Barry came out in December 2015 and did the inspection which took several hours.  Barry is not afraid to get dirty.  He was inside, he was outside, he was in the crawl space.  He recommended that some additional testing/exploration was necessary.
The second visit Miko, his assistant came with, the two of them were again here for 4-5 hrs.  They had to cut a hole in the closet floor which involved cutting thru 2 inch pour concrete to access. They had to go buy a special saw and breathing masks (no charge to me).  Once they gained access to the area beneath the floor he was able to get clear pictures of termite frass and voids in the wood causing deflection and crushing of a load bearing beam on the first floor.  He explained in his opinion the ceiling of the first floor unit should be opened up to do a thorough inspection on all the wood beams. He put together a detailed, clear, and concise report which was submitted to the Property Manager, and the company that provides our termite warranty.  He also spent quite a bit of time on the phone with the Manager of the termite company who was attempting to dispute Barry's findings.  I received a follow up email from Barry detailing point and counter point.  He was able to effectively rebut each objection the pest control manager made as to whether the damage was termites.  The pest control manager was trying to say it was water damage.
The third visit was at my request to oversee the pest control manager and his contractor as they cut several holes in the ceiling of the first floor unit to look for damage.  Barry again was very proactive getting in there and taking pictures, pointing out to the pest guy and the contractor the voids, frass, and 3/4 inch difference from the floor/ceiling elevation at the outside walls to the center of the room.  Again we received a very detail, clear and concise report, that left nothing to be questioned as to the source of the problem.  Termites.  There was  no live termite activity as the building had been tented shortly after Barry's first visit in December 2015.
Barry's character and integrity is very refreshing in this day and age.  I would highly recommend him for any of your engineering needs, and Miko is a star when it comes to communicating and keeping you updated.  These two are awesome.
I felt the fees charged were extremely reasonable.  Trust me call these guys you will be very happy with their service.

"JCI remodeled our house for us, from flooring to walls, bathrooms to kitchen, electrical and plumbing. They were pleasant, accommodating, on time, and on budget. They gave us a plethora of options to choose from, and we were able to pivot along the way as unknown issues arose without any delays. They were a pleasure to work with and we recommend them."

Structural Engineering questions, answered by experts

In many areas, advice from a structural engineer or an architect will be required by your building department before you can remove a wall, but even if it’s not necessary, it’s a good idea. Accidentally removing a load-bearing wall—even if a general contractor advises that it’s safe—can cause major structural damage, putting you and your family at risk and potentially costing thousands or tens of thousands of dollars in property damage.

Yes, you can build over a stump if the roots are no longer alive. Living roots will continue to grow and may damage your new construction over time. Similarly, you should also remove rotting stumps because they may continue to attract pests and even cause new structures (especially those made from wood) to decompose as well.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

A freestanding brick wall that's only one brick thick can usually stand six to eight feet high. If you need a higher wall, it should be at least two bricks thick for adequate stability, and it might require a footing to support the added weight. Additionally, some areas have regulations and codes dictating how high a brick wall can be, so check with local code enforcers to ensure your proposed wall complies with any regulations.

Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.
