If you already have plaster walls and ceilings, adding new plaster costs $2 to $10 per square foot. For an average-sized room, that would come out to $1,200 to $10,000. However, the cost to replace plaster with drywall is higher—running between $720 and $1,250 for a 10-by-8-foot wall or ceiling (not including drywall finishing).

The short answer is yes, a sagging plaster ceiling is dangerous. Sagging plaster on a wall is something you should fix immediately, but it isn’t a major concern. If the same type of sagging occurs on a ceiling, however, you could be in danger of your ceiling falling in large chunks. When plaster sags, it loses its strength and ability to hold itself up. The bonds that hold it together are strong, though, so if a sagging area falls, it will take large pieces down with it.

Painting or plastering over water-damaged wall plaster is only a temporary fix and doesn’t fix the real problem. If you must, wait until the surface is completely dry before applying a new layer. You can typically repair most drywall damage if it’s small by sanding the damaged area, applying spackle to smooth the damaged section so it’s flush with the rest of the wall, and repainting the area.

Venetian plaster is very easy to maintain. As long as your plaster is properly sealed, you can safely wipe it down with water and mild soap to remove any scuffs or stains. And if your plaster wall cracks or chips, you can often simply patch it rather than replastering the whole wall to restore its appearance.
