"I'm so pleased with the work Marbin and his team did in my home. They took care of drywall repairs in the ceiling and wall adjacent to my electrical panel, including paint and popcorn finish. I can't tell where the damaged parts were. It looks really good. The second part of the project included installing access panels in my pantry to access the washer/dryer on the other side of the wall. It was more complicated than the average installation. Marbin came up with a great solution! Marbin and his team took care to protect my hardwood floors before they got started. Once they were finished, they did an excellent job cleaning up. I'm very satisfied with the work they did. And they are such nice people! Will definitely hire again for future project."

Popcorn Ceilings questions, answered by experts

Some pros may recommend covering a popcorn ceiling that tests positive for asbestos with beadboard ceiling planks or drywall. The cost to install a beadboard ceiling averages more than $5,000, but you likely will pay more than the average for the installer to deal with the asbestos safely. Installing a beadboard ceiling or new drywall will disturb the asbestos and release some microscopic fibers, so the installer will need to take precautions.

Most handy homeowners can tackle removing texture from unpainted walls. Removing texture from painted walls is a bit trickier. Paint acts as a sealant, so you can’t soften the texture with water. Instead, you’ll have to add a layer of drywall compound known as a skim coat. This process is messy and takes some practice.

Smooth ceilings create a modern, clean look that helps brighten rooms by reflecting light, making spaces feel more open. They're easy to paint and maintain but can show imperfections. Textured ceilings add character and hide flaws like cracks or uneven drywall. With a range of patterns, you can opt for a subtle texture or something more decorative. The choice between smooth and textured ceilings comes down to your personal style and the look you want for your space.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers. In this situation, it is highly recommended to have a professional remove or encapsulate the ceiling to resolve the issue before it impacts the sale.

Popcorn ceilings can be relatively easy to keep clean with regular maintenance. Avoid exposing it to smoke if possible—popcorn ceilings tend to collect stains from smoke, including those from cigarettes or cooking. With proper care, you can clean your popcorn ceiling anywhere from every six months to a year—or as needed.
