This soft wall grow moldy and become riddled with pests/bugs. The contractor identified the potential issues, agreed to explore and open the walls and discuss the conditions, made sound recommendations for repair and did exactly what was noted in the repair (replaced a load bearing exterior wall, fixed the sill plate, completed the roof, shingles etc. and closed up the walls on the inside with insulation and sheet rock.). Haven removed the damaged ceiling, cleaned up the mold/mildew with a specialized chemical, replaced the ceiling, and painted the ceiling and wall. He also put sheetrock on a section of my stairwell well where I had to remove the wall surface to bring a washing machine to the second floor.
