While all projects are unique, it is our understanding of local, state, and federal regulations and guidelines which allow us to produce results tailored for our clients needs. Since the company was founded in 1955, it has grown not only in personnel but also in the services it offers. The growth that the company has experienced over the years has always been controlled so as not to lose the reputation that Arthur Howland worked so hard to develop. The tradition and goal of providing our clients with cost effective, high quality, and accurate civil engineering and land surveying services is still alive more than ever under the leadership of the company’s new president Paul Szymanski who worked under Arthur Howland for a number of years before taking over the reigns in 2005. It is Paul Szymanski’s positive “Can Do” attitude that has instilled the civil engineering and land surveying staff of Arthur H. Howland & Associates to always go above and beyond for the client to earn the company praise and notoriety among clients, town staff, regulating agencies, and other land use professionals. We encourage you to give us an opportunity to work on your next land use project and look forward to working with you to meet all of your civil engineering and land surveying needs!

"Telephone wasn't answered, during their posted business hours. No voice mail. Emails not returned, either. Town has no survey on file, after almost 300 years. Town required one to determine property lines before I can build or install a shed! President is on the Town Council. Definitely not happy. Still need a survey!"

"Disappointing result. Survey showed what I feared. Surrounding developers had bought what was originally on this property, then took more than what my deed shows. Last surveyor to the party loses! Likely a legal issue now, since my driveway, parking area and much of my back yard doesn't even belong to me, according to this and previously filed surveys by surrounding developers. My only issue with my surveyor was less communication than promised or delivered. Pleasantly surprised to learn he did file the survey with the town as promised. Would use him again."

Land Surveying questions, answered by experts

Pros will assess your soil type, property geography, and rain patterns for optimal slope.

If you’re planning to dig on your property, you’ll need to check for underground utility lines. Call the national call-before-you-dig 811 number. Once connected to an operator, you can schedule a site visit to mark underground lines. This way, you won’t accidentally dig into pipes and can cause major (read: costly) issues.

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

Yes, new home construction will always require building permits, no matter where you live. In most cases, you’ll need a general construction permit, along with plumbing and electrical permits for the utility lines in your home. Depending on where you live, you’ll likely find that you also need permits for things like connection to a sewage system or installing exterior components, like decks, driveways, patios, and curb cutouts. Leave navigating the permits required for new home construction to a professional to ensure your home is built legally and safely.

You can’t build on undeveloped land without preparing it for construction, which involves running utilities to the site or accounting for private utilities like wells and septic systems and grading and compacting the soil for safe construction. Once you prepare the land, you can build on it as long as the project abides by local zoning regulations.
