My family and I live in Fort Collins. I have been self employed for twenty five years and am comfortable in all aspects of building homes and remodels. I pride myself on being on time and making sure my clients are happy with the work that is being provided. Depending on the project I generally charge half of the money when half the job is done, the other half when complete. This gives folks a sense of security. I feel that good communication is necessary between owner and builder.

Chimney Caps questions, answered by experts

You can only overlay a roof once. Any additional layers of shingles will add too much weight and may also violate building codes. Once your roof has had an overlay, you’ll need to have a full roof replacement, including a tear-off of all existing roofing materials, when it’s time for a new roof.

The amount of hail damage that warrants a roof replacement depends on the size of the hail. In many cases, a roof replacement is needed if your roof gets hail that is 1 inch or larger in diameter. You may also need to replace a roof due to hail damage if you notice several dents in the shingles or there are seven to 10 hail impact marks within a 10x10 foot area on your roof.

Yes, thatched roofs are legal in most areas in the U.S., but you should always check your local building codes to ensure there are no restrictions in your particular area before installing one. Even where they are legal, you’ll usually need to apply fireproofing to the roof to keep it up to code. Keep in mind that a new roof might not increase home value as much if you choose a thatched roof, as they aren’t common in the U.S. and might not be as desirable to many home buyers.

You shouldn’t put a new roof underlayment over an old one for a few reasons. Old felt must be removed in order to assess the condition of your roof decking, such as rotting wood or other structural issues. Also, if your roofer doesn't install a fresh layer of felt as is required by shingle manufacturers, your warranty may be voided. Finally, old underlayment removal is often included in the cost of roof repair or replacement, so there's no real benefit to leaving it on before installing a new layer.

Yes, because it prevents water damage, deters pests from accessing the roof decking, protects the roof from wind damage, and lengthens the roof's life. Plus, building codes require it.
