They are well versed in the intricacies that are involved with the program and will be able to assist in guiding you through the repair/restoration portion of a 203k. Through the initial stages of the home purchase, we met with Tim J. at Epic and he did a full walk-through of the property taking notes on how we were hoping to finish the additional space. Keep in mind that this is before the property has even changed hands and there was no guarantee that he would win the contract or that the home purchase would go through. His job (at that point) was to provide an as-accurate-as-possible estimate of the repairs/remodeling project that will be used in the 203k loan process. Tim did just that and while the estimate was higher than we were hoping, it was an accurate representation of how much it would cost to finish the addition. There was one competing contractor for this same project and while they are a very respectable company and have a very good reputation on Angie's List, we did not select them simply because they did not put in the same amount of effort on the estimate. They were new to the approved 203k contractors list, so they may not have been as familiar with the program at the time. We closed on the property in March of 2013 with an expected timeframe of 6 months to complete the project per 203k guidelines. A great amount of effort was put forth from Epic to keep the project moving, however we had many hurdles to overcome given that the project was started nearly 20 years ago by the previous owner. This left us with the challenge of acquiring new permits and bringing all of the previous work that was done, up to the current code. Aside from that, the project moved at an acceptable pace, however could have been pushed along a little more quickly at times. The overall timeframe for the project was eight months and required a 2-month extension to the terms of the 203k loan (this is not always guaranteed, except in cases where the delay to the project has been documented and determined a reasonable cause for delay by FHA). Throughout the project I was constant contact with the project manager (Pete J.) who I could count on to stay on top of keeping the ball rolling and delivering on-the-fly requests to the sub-contractors in a timely fashion. In the instances where I had to leave a message, it was never more than a couple hours before I was called back. My e-mails were answered in a timely fashion and I was never given the run-around. Any face-to-face meetings I could count on Pete to be on time. Overall, I would consider everyone I was in contact with at Epic as professional and very punctual. As for the final finishes on the project, I am happy with the outcome, however there are some aspects that I feel could have been done better. I wouldn't consider any of the work sloppy or unprofessional, just not as impressive as I was hoping. However, given the number of shoddy contractors that you could potentially get, I would take average any day over the challenges of trying to correct bad work. I will say that in cases where the work being done was not to my standards and I brought it to the attention of Epic, they were prompt about correcting the issue and bringing it up to (or exceeding) my standards. Overall, I would hire Epic for this project again. Throughout the project they made it a priority to make sure I was happy with the work being done and that the project overall was staying on track and moving forward. As always, get a couple bids on any project you plan on doing, but be sure to include Epic Remodeling and Restoration on the list of potential contractors! Dennis took the cushions and started the job. A couple days in he called my husband and pretty much was yelling at him saying that this was the worse he has seen in 15 years and it's a much harder job then he thought. (basically making us feel bad for using our furniture for 19 years...) The...

"I just have to say thank you to Clark's mechanical and Corey for the amazing job on my split mini heat/air. Our technician Cory was reliable and expert in his HVAC trade. He had a solution that didn't break the bank literally in five minutes. I'm mean honestly I called about a dozen places just asking them to take a. Look. They all wanted hundreds to merely dispatch a tech. Clarks Mechanical was Jonny on the spot. Just a few hours later we had heat and air conditioning at a reasonable price. So yes I wholeheartedly recommend Clarks mechanical every day and twice on Sunday"

"Neil, the owner of the Co came personally to show what was available when I asked for bids from local builders. That was nice and he seemed very pleasant and honest. I contracted with the company that day without hesitation. I was sad it took about 6 weeks before they could come do my shower, but that also had been told to me upfront. When the time came for my shower, I was SO excited. I was told in the beginning the install would take about a week. Neil had given me some beautiful pictures of the shower I had chosen. Angelo was my installer. He got really sick during the week and unfortunately, his work suffered. There were several things that needed fixed, including a bad leak that prevented me from using the shower. NO problem! Angelo was in bed very sick for a few days, when he came back.. he did everything to make me happy and was very pleasant and nice while working. The outcome was beautiful! However , another small problem popped op and I had to call again for a fix. The shower was leaking all over my floor again! I had been dealing with DJ ( Angelo's boss it seems but I don't think he ever actually installs anything) both he and Angelo came back a few days after I called and looked at the problem. DJ was VERY rude during this visit and I expressed my dissapointment to ,Neil. Angelo happily fixed the problem. All these repairs came out if Angelo's pocket , but he never complained. My shower is very nice now and overall I am very happy. It was very nice that my problems were addressed and solved without my having any hassle. I found out later that nothing was said to DJ about his attitude although he fired Angelo! That was shocking as Angelo fixed his mistakes with no fuss.. the original problem wasn't because he was a bad worker, it was because he was very very sick with an infection and fever, should probably have gone home a couple days sooner and then just come back and finished the shower.. instead, he struggled through and he ended up having to go into his pocket to fix what he had done wrong. And they fired him for that? I think that was wrong. He was paid a small portion of what I paid in cash for my shower, but all the repairs came out of his pocket, not the company!"

FAQs for boiler repair projects in Colorado City, CO
The average cost to install a new water heater is around $1,300, but you can expect to pay between $875 and $1,750, depending on the kind of water heater, the size of the unit, and the professional chosen to complete the work. Tankless water heaters can push your price higher, as installation is more complicated, with prices as high as $3,500. The location and accessibility of your water heater will play a role in the project cost, as those sitting in tight spaces like a crawl space will drive up your labor costs.

It is very difficult and dangerous to install your own water heater, so we strongly recommend against tackling this as a DIY project. Not only will you need to wire your water heater, but you’ll also need to connect plumbing to the intake and outlet. Sweating copper pipes and connecting wiring properly are skills most DIYers don’t have, and even if you do feel confident you can do it, working with water and electricity always leaves the potential for electrocution. Hiring a local water heater installer is well worth the investment.
The average cost to hire a plumber is around $100 an hour but can vary between $45 and $200 an hour depending on the plumber’s experience and the repair that you need. It’s also important to note that these prices can go up on holidays, and emergency plumber rates average $150 per hour, in addition to a flat-rate trip fee of $100 to $350.
