"Complete Basement Systems did a great job. My driveway and sidewalk are in MUCH better shape. I felt they did a thorough job in diagnosing the sources of my concrete problems. The only reason I didnâ  t give them 5 stars is that they were unable to completely level one of my driveway slabs - close, but not quite."

"Crackerjack Mudkacking showed up about 20 minutes early which was great for me. They completed the project quickly and thoroughly. They were very friendly and helpful with questions concerning the job and concrete. I am extremely happy with the end result. The driveway looks great now. Thank you"

"Man, I have got to say I am truly impressed. I own several properties in Colorado springs and needed some flooring done in a bad way. I had hardwood floor that was ages old and damaged in an already old home. I met with Gustavothe field supervisor and let him now what I needed done. As a rental property I wanted to change to a laminate floor and get some new baseboard installed. They got me the estimate in a timely fashion and price was very competitive. I had some concerns with my budget and El Toro was able to accommodate. They ended up coming in and completed demo and haul away in one day. They leveled my floors and installed the flooring and I was truly in awe. The finishing touches were installing my baseboard and touching up the paint and I couldn't be happier. I was able to get my property back on the market and rented. Thanks guys!"

"Fresh Concrete and Design did an excellent job with our huge back patio, 3 sets of stairs, and a very large retaining wall that now holds back 100+ tons of dirt that we were able to level our yard with. They worked with us well and we’re able to give us the incredible backyard we imagined! Not to mention what it did to our home value!!! 10/10 will would highly recommend and use them again."

"Our home is 48 years old and the primary center support beam (3-2x12) x 24 feet, resting on 2 concrete piers dug to bedrock was beginning to sag due to the weight of a 2-story house above. Cracks were appearing in the walls, and doors wouldn't close. The crawl space under the house was only 15-18 inches high, but the Thrasher crew was able to crawl under the house and install 8 supporting steel plates and screws, and bring the floor above the beam back into level. The doors now close and the wallboard cracks will be repaired at a later date. The Thrasher crew showed up on time and took only 5 hours to complete the work. They were professional and efficient. I would highly recommend Thrasher for any foundation repair work."

Concrete Leveling questions, answered by experts

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Mudjacking restores level surfaces, prevents further damage, and is more cost-effective than a full replacement.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.
