Small jobs welcome

"I hired Dan and his team to repair, repoint and mortar wash and stain our 118 year old brick house and they did a bang up job! People have been stopping by asking about what we did to make it look so great! Dan called me right away after my first contact, scheduled an appointment and showed up and on time! He has called me each day and showed up when he says he will. He has motivated, respectful, skilled workers who even work weekends. He and his crew are hard working and leave the jobsite cleaned up each night. Dan really cares about his work and respects my wishes—and I’m pretty picky! He is a very interesting person with a great personality and I trust him. I also now hired him for another big project including a flagstone patio on our second home. I wouldn’t have found Dan or our Architect without Home Advisor—and finding folks ready and willing to work, who actually show up, communicate with you, do a good job at a very fair price--is like finding a pot of gold these days! Even as stressful as home projects are, I very much enjoy working with Dan! (If I could add a photo of our project I would!)"

"I used Oakden to renew my landscaping. I didn?t have a huge budget and needed a lot of work. They did a lot to get my yard ?healthy,? fixing the grading, drainage, erosion, stumps, dead trees, and the list goes on? I feel caught up on about a decade of deferred maintenance. Then they got it really tidy and fresh with fantastic rock work and mulch, and a great flagstone patio. It was very little effort on my part. They 100% delivered on what I was hoping for with not a lot of direction. It was super easy to get scheduled. Everyone was professional and courteous. They worked quickly and communicated well. Can not recommend enough. They raised the value of my entire block. Thank you!!"

"I am so glad I hired Mile High Concrete! Anthony showed me what a dedicated professional he is! I wanted a cement platform (patio) infront of my shed door in my backyard. It's amazing how quickly and efficient he and his father completed this project. And so quickly! I am very, very happy with the results! Score: A+"

Patios questions, answered by experts

A covered deck can be a good investment that increases your home value—especially if you live in a hot region with a lot of sun. A covering over the deck means you can get more use out of it, even on the hottest summer days. With a permanent deck covering, you can even add ceiling fans to help cool down your deck for added comfort.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

How many square feet a sheet of plywood can cover depends on the size of the plywood sheet. A 4x8 sheet of plywood covers 32 square feet, while a 5x5 sheet of plywood covers 25 square feet. The cost to board up a window with plywood or install plywood under a new roof will depend on the total size of the area.

An Arizona room may or may not count toward your home’s square footage, depending on local regulations and the specifics of the room, but generally does not get included in the total square footage. In many locations, a room needs to be built to the same quality as the rest of the home, have an integrated heating/cooling system, and be habitable year-round to count toward square footage.
