For the large BBQ cabana, they covered all surrounding areas to prevent accidents to our stainless steel BBQ grills, ceramic islands, tables and floors. Did a great job in preventing damages on property. The job entitled sanding, cleaning the wood, applied 2 coats of exterior stain and 2 of marine varnish. It restored our deteriated BBQ area, and we now, have a new fresh looking cabana for our residents to enjoy.
The clubhouse wooden kitchen cabinets needed to be refinished. They did an awesome job by first covered all areas involved in the job. They were detailed in their performance because they removed the cabinet doors, drawers, hinges and door handles. Their job was very detailed. We saw the wood was completely sanded and cleaned. Then, 2 coats of custom stain was applied followed by 2 coats of laquer.
They worked diligently and late to accomplish deadline. Everything offered in the contract was done.
This job was completed at Granite Court Apartments in Irvine, CA.

First appointment was cancelled 2 hours past appointment time.
Second Appointment was between and 8AM to 11 AM, I received call at 11 AM from CSR that technician is on his way.
and technician arrived at 1 PM, since it was past appointment time it was rescheduled for September 26.
Technician do not like vent cleaning, he was just AC tuning and maintenance person.
He connected negative air machine and cleaned most vent grill from outside only.
I asked for complete sanitizing and as per him it was $29 per vent.
I paid 179 in coupon and additional $58 for two inlet vents.($29 per vent)
I asked for forced air cleaning and this was never performed.
17 point AC tune was not performed, technician spent most of the time searching parts in his van and sitting in his van.
it was complete waste of time and money.
do not use this vendor ever.
May be I will call Angies for refund for this crap service.
Before purchase I confirmed with CSR about Dryer went is included or not ?
CSR confirmed it is included and she would wonder why it will not include if it is unlimited vents.
Technician refused dryer vent service.

ITS NOT WORTH SAVING A FEW BUCKS. YOU GET WHAT YOU PAY FOR *** He was a pleasant gentleman at first to work with. We live in a BRAND new house, so we had him install two Nest units. About 6 months later, the upstairs unit wasn't working so we went on the Nest website to find a repair technician. Since he had 17 reviews on there, we thought he would be legitimate. He came to our house and told us that our pressure switch was broken and needed replacement. It was a $10 part. He charged us $170 for labor and came back a week later to fix it. We thought everything had been solved. Then a few days later, the upstairs unit (which he had worked on) was not responding to the Nest. We called him back and asked him to come over. He said he was busy Christmas shopping and couldn't make it. He tried to refer us to another company called Alicia repair to fix his work (since it was a weekend). We waited until Monday and called another company and the rep went into our attic had commented on Andreas work (Andreas is a one man show over there it seems). He has an answering service, and does all the labor himself. He said Andreas should have removed all of the pieces from the furnace, like the extra hosing, the manuals, etc. The only thing you want in the furnace are wires. He then diagnosed that the reason the Nest wasn't connecting was that there was a induced draft motor assembly problem. Most likely, the prior tech had inadvertently broke a screw and water was leaking out. The clicking noise we heard the entire weekend was from the water that was dripping into the pan. He quoted us a $1200 repair bill and a $75 diagnosis fee. He actually did say that Andreas price of $180 to fix the pressure switch was cheap...he would have charged over $400...but then again, he wouldn't have broken the other part. So, we called Andreas and told him what happened. He immediately became defensive and started swearing at my wife and asked to speak to the other tech from the second company. My wife handed the tech the phone and Andreas yelled at him and was very unprofessional. He sweared at him and basically threatened him, trying to find out what company he was from. The tech handed my wife back the phone and my wife (who is an attorney) told Andreas he better fix his mess or we are going to sue him. Well, it looks like we will have to waste our time suing him. He cussed out my wife and told her that she should just use our home warranty to fix the problem. He won't take responsibility for the actions that he caused. Lesson learned. Do you due diligence. Go with larger companies, not guys that hire an answering service and probably carry no insurance. I will NEVER go back to Might Ducts. This scamming outfit is unethical and has wasted a considerable amount of my time and my family's time. Not to mention, we have a one year old who has been suffering from a cold house atmosphere. We were pleased with their knowledge and dependability. However, once the project was completed we discovered the design of the overhang was a huge disappointment. The sun glared in our faces when we sat on the patio in the late afternoon and traveled into our den window and sliding door, making the point of the covered patio completely useless. All Pro was unapologetic when I told them that I expected their designer to have been knowledgeable enough about the movement of the sun to have advised us on a better design. . They did send people out at no charge to insert wood into the hollow aluminum header to allow me to attach a screen if I desired, and a rep came out to offer to build a lattice extension to the covered patio for an additional $4,000. This was unacceptable. I contacted Patios by B&B and discovered their workmanship was far superior. All Pro's standard is not to repaint any areas left exposed where ledgers are removed, They did restucco holes left by the old ledger, but painting these areas was not part of their practice either, as well as leaving the new external silver electrical conduit unpainted..Patios by B& B repainted my stucco, patched the hole, and added an open lattice that was well designed to stop the problems with the sun movement. They patched all stucco and repainted it, as well as made sure the conduit for the new lights was INSIDE the beams instead of exposed. . They even assembled and hung the light fixtures for us, which was another step All Pro did not want to take. B&B recaulked several places that had been overlooked by All Pro and questioned the existence of exposed silver bolts that were used to secure the support beams to the concrete, since their practice is to cover these bolts. Patios by B&B was very attentive to detail and diligent about their work. Our new lattice attached to the covered overhang was ready to be used as soon as they left the job site....everything was painted, bolts were not left exposed, conduits were hidden, seams caulked and painted, light fixtures were ready to be turned on, and the patio was swept clean. They visited during construction and were on site immediately when I had a question about the design, and they were readily available by phone for any calls I made. Thank you B&B! The 2nd sales person I made appointment with said unless I am sure I wanted to do paving stone and had at least 500 square footage; it would be wasting his time to come meet me since he has to pay for his own gas and he only gets pay if he made a sale. I called this company the 3rd time because they had such good reviews on Angie?s list and had a great website. The 3rd sales person I met was their Orange County sales manager, Norm. The first time we met, he told me he would beat Genesis Stone work?s price easily and quoted me $8.00 per square foot for the paving stone. The second time we met he said the price is $9.50 and he could never quoted me $8.00 since that is below their cost. By the time we signed the contract, the actual price is $10.50 per square foot. I asked him why, he said because he has to charge extra for steps. I went ahead and sign the contract because (1) I was really running out of time and (2) I know Genesis paving stone would charge me $9.50 for regular paving stone materials but for tumbled paving stone they wanted to charge me $11.00. And since the sales manager said I can choose any paving stone I like so if I choose the tumbled paving stone, it would still be cheaper then Genesis paving stone. After I signed the contract, my project was hand over to a person called Harley who told me Norm was fired therefore there is a lot of details he needs to go over with me. Harley also told me the total square footage of paving stone is 2250 not 1850 as measured by Norm so the company needs to charge me extra for the extra square footage. On top of the incorrect measurement, the paving stone I picked is tumbled paving stone and of custom color so it should be $12 per square foot instead of $10.50 per square foot. At this point, I was so upset and ready to pull the plug. I told Harley, I had three people came to gave me estimate, they all had different measurements and Norm is the one with the least square footage. I told Norm to re measure it because I don?t want to sign a contract and find out I had to pay more because of incorrect measurement. And since I already had a drawing by my landscape designer, all Norm needs to do is measure the square footage from the drawing. So Norm re-measured it and changed the square footage from 1500 to 1850. Norm also told me I can pick any paving stone I like. And I already spend one entire morning with my husband driving 30 minutes to the stone yard picking out the stone there is no way I would redo the process again. The company went ahead and agreed to the contract without additional cost. Once the project is started, I met with Trend, the owner?s son to go over the details once again. And things changed again. For example, when I signed the contract with Norm, the BBQ Island was suppose to have a grill, a sink and a refrigerator. And when I talked to Harley he told me there is no place for both sink and refrigerator so I had to pick one. I picked the sink. Even though the refrigerator was taken out from the contract, Harley did not adjust the contract amount to reflect it. I went along with it since I knew the company already took a loss on the incorrect measurement. But when I met with Trend, he said he can fit a refrigerator in the BBQ Island; however he will need to charge me extra for it. The first part of the project was the paving stone, which went very well and fast. The waterfall turned out very beautiful and was done very fast too. However, for the BBQ Island, I was told the existing underground gas pipe is not to code and needs to be removed. I asked Trend, how much and how long it would take to redo the underground pipe. Trend said he doesn?t know because he needs to find another company to do it and he told me to using gas tank instead. After the BBQ Island was done, it looked very unfinished and unprofessional. There was a big gap between the bottom BBQ grill and the front wall of the island. The edges of the counter top were not straight and stucco for the BBQ wall was done poorly. The counter top looks uneven, very cheap and unfinished too. Trend agreed to fix the gap and re-stucco the BBQ wall. And for the counter top, I asked the worker what he can do to make it look better. He said I can acid wash it to add color. However, the company doesn?t want to offer that choice to me. At this point of the project, I found out although the company has many years in paving stone, they only started their landscape department three months ago. And they had only done a handful of BBQ Islands. So I gave up on asking the company to make the BBQ Island look better. Near the end of the project I also found out the company did not install the underground pipes for pot irrigation drips. When I asked, they told me it was not on the drawing. I told them it was on the drawing done by my landscape designer which I gave to Norm; that was the drawing the contract was referring to. Then I realized, the company never got the drawing from Norm and that is why they send Harley to go over the project with me before the project started. However, when I go over the project with Harley, I thought we are only nailing down loose ends. I did not know the company would work based on Harley?s drawing instead of the drawing by my landscape designer. I thought the drawing by Harley is supposed to complement the drawing by my landscape designer, not replace it. And this point, there is nothing the company can do; the only way to install the underground pipes for the drips is to demolish the paving stone. Trend sound frustrated when I told him the problem and without patient he said he believed me but it has already been done so what do I want now. Then I told him, instead of asking what I want and tried to get project over with, as an owner, he should asked me how I feel and if I am satisfied with the project so far. I told him, I am very unsatisfied with the project. I have been very tolerant with all the mistakes they made and agree to a lot of change orders and additional costs all because I knew the company took a hit on the incorrect measurement of the square footage. I also told him, I really don?t know how they can get so many good reviews if this is how they work. If I would do it again, I would probably go with Genesis Stone Work since they are the only company who can do both paving stone and complete landscape. And probably have Pacific Paving Stone do the waterfall."},"url":"https://www.angi.com/companylist/us/ca/sun-valley/pacific-outdoor-living-reviews-183806.htm"},"position":10}]}

"Easy communication. I needed a bathroom exhaust fan installed where there is no attic access. The project included wiring and ductwork to the exterior as well as drywall removal and repair, and then finishing everything beautifully. The two-man team of Vasquez did as instructed and also fixed some old shoddy work that was in the way of the new duct and wiring. They used good materials and did good work at a good price. They were also very respectful of my home, keeping the mess contained and cleaning up after. I would hire again."

Grill Assembly questions, answered by experts
Built-in gas grills typically have a life span of 10 to 15 years. However, their longevity can vary based on quality, usage frequency, climate conditions, and maintenance routines. High-quality models made from durable materials tend to last longer. Additionally, regular cleaning, covering the grill when not in use, and conducting routine maintenance tasks such as cleaning burners and replacing worn-out parts can extend its life. A well-maintained built-in gas grill can provide excellent performance and memorable cooking experiences for a decade or more, making it a worthwhile investment for outdoor cooking enthusiasts.
Local codes often mandate specific fittings, permits, and vent considerations for permitted function and safety, which are enforced by professionals.
You can maneuver your gas grill into place, but you cannot connect the grill to your gas source yourself. All municipalities mandate that a certified plumber carry out this work, so you’ll have to reach out to a plumber or a gas grill installation company in your area. Given how dangerous a gas leak can be, gas lines and connections are highly regulated, so you’ll need a professional’s help and a permit to install a gas grill.
The most significant benefit of having a gas grill over a propane grill is that you never run out of fuel unless there’s an outage in your area, which is rare. Unlike with a propane grill, you’ll never need to haul tanks back and forth to a local fill station, and you’ll never find yourself unable to use your grill because you forgot to refill your tanks. Gas grills also burn slightly cleaner than propane grills, and natural gas costs significantly less than propane, meaning it’s more affordable to run your grill.
No. Placing a built-in grill against the house is discouraged due to safety concerns. Building codes and regulations often require a minimum distance (typically 10 feet or more) between a gas grill and any combustible structure, including a house. Placing a grill too close poses a fire hazard and risks damage to the siding or structure, potentially leading to carbon monoxide buildup. It's essential to consult local building codes, follow manufacturer guidelines, and prioritize safety by positioning the grill at a safe distance, ideally in a well-ventilated outdoor kitchen or designated grill area.
