As a property manager I work hard to make sure your investment is working to bring you a maximum return, and as your agent weather you are needing management, buying or selling your home you will rarely go thru the transaction without knowing what to expect. My goal is to let all of my client feel comfortable to know that current or future investment are in good hands when you have Shirley and the GTS family helping you. I was so frustrated when I called them after dealing with not getting all my rent previously. When I contacted GTS Properties they were so knowledgeable, there was so much legally that I needed to know and did not. I also learned how my investment was not living up to its full potential. Now over the past year I am getting rent every month and the tenant is now paying for repairs as well. The tenant started paying late but GTS Properties soon corrected that problem and then they were on time. The money I have saved by hiring this property manager has more then paid for them. They are great !! Call them you will be glad you did.

GTS Properties in my opinion should have their license revoked and not be allowed to operate in the State of Nevada or anywhere else for that matter. In July 2016, the Nevada Real Estate Division found that Ms.Ray submitted false documents to the Division and was sanctioned with a fine. This is public information and can be verified by contacting Nevada Real Estate Division. I have had to file numerous complaints with the State. You want to stay clear of this business !

"Yes you did file 2 complaints with the Real [Member Information Removed] Division. The first: You were upset that I would not fraudulently provide to the IRS moneys paid so I charged you the cancelation fee and transfer fee when you canceled your account. I provided all the documents to the division, and I was found no wrong doing by the real [Member Information Removed] division. So when they found no wrong doing by my part you filed another complaint. The second: That we would not provide your new management company with a copy of the lease renewal. When we heard of this, I looked through the file and found connected to the lease renewal the blank copy that was used for follow-up to the tenant to ensure the renewal (usually the blank form is discarded after the renewal was signed but in this case it was stapled to the renewal). During cancelation transfer the unsigned document was sent to the management company instead of the signed one. So the violation was and I quote "The division verified that this document (lease renewal) was given to Mr. [Member Name Removed]'s new manager with no signatures and undated. The division has verified the tenant did not sign this document." There was no charges of false documents to the division The Real [Member Information Removed] Division in Nevada is very good at trying to monitor Realtors in NV and if there was a reason for me not to be in business they would come and closed my doors asap."

On initial contact in May we discussed terms and cost for their property management services. Shirley Ray was very friendly and professional. There was nothing unusual about the contract they use or the services they provide. Their management fee is reasonable and so far everything has gone well. One comment. The property had a long term tenant who was used to dealing directly with the previous owner. He was very reluctant when told he now would be dealing with an agent. However, after 6 months I have not heard from the tenant which tells me he is not unhappy with GTS.

We were new to the Las Vegas area . We were looking for a place to rent until we decided if we wanted to stay in the area. Shirley Ray and her staff were excellent in locating the exact place for us to rent.  Our list included a two bedroom apartment  or Condo, out of the downtown area but near shopping areas, and in our stated pricing budget. She found the perfect place right away!  They were very helpful and worked diligently to make sure we were pleased.  We have three Wal Marts within a three mile area, two Sam's Clubs, a Costco, Medical Clinics, grocery stores, Banks, eating cafes and fast food places, etc.  Who  could ask for more!!

When we decided we were going to stay in the area we contacted them again to help us buy the place. It was a complicated process. The lady who was doing the paperwork, at the mortgage company, was a royal pain in the behind  and lazy too!!  Shirley and her staff stuck with it and got us a tremendous deal. When things got tough Shirley and her group plowed right in there and pushed right back. Not only did they work hard for us but when we got called out of town with a medical emergency and I needed help with problems that were pertaining to the Las Vegas area. I felt comfortable calling their office and I got excellent service.  They were a God send in that trying time!!  Thank you Shirley and the gang!!!!.

I contacted Shirley to help me rent out my home.  She was very prompt in all of our communications and immediately went to work to help educate me on the process.  The initial set-up fee was $200 and $100 each month for advertisement until a renter was found.
Shirley guided me in helping make the house renter-ready.  She discussed the value of a home warranty.  She out-sourced necessary improvements including painting, carpet cleaning, landscaping, and overall cleaning.  She provided me with her professional opinion on what should be done and provided estimates from trusted businesses.  
Shirley found a renter within 2 months of first contact.  Throughout the process, she kept me wll informed and made sure I was comfortable with every step of the process.  Her monthly management fee is 8% of the rent or $85/month.
I am very happy with her efficiency and professionalism.  I would recommend highly recommend Shirley and her team.

GTS found a good tenant for me and they have handled all of the issues that generally come up between renter and landlord for me without my needing to get involved.  They could however be a little more hands on in getting notified by the HOA for those issues generated by the tenant that come to their attention.

Shirley has been an outstanding property manager for me. She found qualified renters very quickly and has dealt with any issues that came up . I did not want to have to worry about any issues with my property since I am out of state. Hiring Shirley has allowed me to not have to worry! Her fees are very reasonable as well. I was so pleased with her as a property manager that I also used her as my Realtor on another property I recently bought. She did a great job with that transaction as well. I highly recommend her services. She is very honest and straightforward in her business dealings.

I had a horrible experience with my last tenants and property managers. In fact if I could name these companies-trust me, I would (ethically I realize that would not be allowed) . My last tenants were placed in my home and they proved to be very irresponsible. At the same time I had a horrible property management company that allowed  my ex- tenants behavior to exist with no support to me  from the property managers. How twisted is that!  This property management company was and is still a huge corporation, and at that point in time really did not take an interest in my home simply because they were too busy managing 1000 (or more) other homes. The only thing that I saw that was consistent with my last property management company was that they took their share of monthly fee's out of my tenants check on time. The ex-tenants check was always late so they also took out late fees as well (which really didn't leave me with anything because I always had to add to make up what was lost.  So there wasn't any profit made.  Do you know how emotionally draining that is??? So it was very important to me to find a professional and qualified property management company who could support me  and be honest with me when it came to the decisions made on my home. Also equally important  was to find tenants who were qualified to rent my home.  The first time that  I spoke over the phone with the owner, Shirley Ray- I knew that she was the one! I did not need to look any further for anymore property managers. GT.S is very professional and "stepped up  the plate" when it came to my home cleaning process (before my new tenants moved in), changing all locks, re-coding my garage door opener and all paperwork that was provided to me. On top of that, G.T.S got some really nice and qualified tenants for my home, which put me at ease. Ever since becoming one of G.T.S clients, I have had no problems or issues, and have been very very pleased with the property management company. Keep in mind that  I live out of state and had to go through 3 property management companies that were all horrible. G.T.S has brought me some piece of mind and I will give my property management company an A+. G.T.S is very knowledgeable about the  home marketing industry in Las Vegas, and will explain things to you in an honest way. Being that my family and I are in another state- you have to understand piece of mind is very important! Not only is the staff wonderful, but the owner is a wonderful professional whose main goal is to professionally make sure that the home owners, qualified tenants, staff and the community are all on the same page. In other words, that things are done right!  I have had not one issue with G.T.S, and I love that! So if you are looking for a company who can manage your home, apartments or anything else, look no further because G.T.S is the company that you really want to have overseeing your property, and on your side.

I am very pleased with my experience. Shirley was very professional in helping us with our purchase and management of our new home. She helped us through the buying process and our property is now listed and already getting applications! My start up costs were minimal compared to others and her management fee was a fair price. I will be referring her to others.

I have a contract for a year. I've been with them for 3 months and they haven't rented my property yet, which is disappointing. They are professional. I think they will do all right. They charge $200 to set it up and $100 a month for advertising.

She continues to me informed about the property and she does a great job with dealing with the tenants. She makes sure rent is picked up and Since I am not near, I'm glad I can count on someone to do the job and I can trust that my property is being well take care of.
