"Tim and Robert arrived on time and quickly got to work loading up our things from the first stop into their truck after introductions. We had an anxious dog who was a little nervous about the move and they also made sure to ask her name and greet her. After we loaded up the first house we all made our way to the second residence where the bulk of the items were stored in the garage. Tim and Robert came with all of the right supplies and were able to load up 4 dressers, 2 queen beds, many bed frames, and a plethora of boxes and other odd shaped items. They were friendly to everyone they met at each stop and made sure to ask when unsure of what was staying or going. Once at the final stop they swiftly unloaded everything and all furniture and houses remained in one piece and unscathed! We had a great experience with Tim and Robert and will be sure to recommend them to anyone we come into contact with. It really was a pleasure to work with them.

Termite damage isn’t always a deal breaker when buying a house, but don’t dismiss it. If that’s the case, you should hire a professional termite inspection to understand the extent of the damage, type of termite, state of repairs, and whether the infestation is gone.

If the termites are gone and the current owners repaired the damage, you might want to proceed. You may even be able to use the damage as a bargaining point. However, don’t forget that home insurance policies often don’t cover termite treatment or repairs and active infestations are tricky to shift.

Around 1-2 weeks, including inspection and reporting time for an official evaluation.

While a finished basement adds value to your home, it is assigned a different value than space on the main floors. An appraiser will assess the square footage of a finished basement at about 50% to 60% of the value of the square footage for the rest of your home. Appraisal value for a finished basement depends on your location’s real estate market and the specifics of the basement and how it was finished.

A good return on flipping a house ranges from 10% to 20% of the after-repair value. Many investors aim for a profit margin of at least 15% to ensure their efforts and risks are worthwhile. This percentage accounts for costs like repairs, financing, holding costs, and closing fees, while also providing a solid profit.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.
