"Erinn was my initial contact and he gave a very through and fair estimate. We had structural work done to support floor joists and large beams under the garage that needed replacing. Ernesto and his team, Julio, Salvatore and Gilder worked tirelessly to complete the work and were respectful, punctual, informative and good humoured throughout the entire process. I would not hesitate to use them again or recommend them to others. A really great company!!"

"The project went great. Peter is very professional, super knowledgeable, responsive and timely. The plans were done on time and there were no problems with the city review. They answered the questions the contractor had during the construction. Couldn't be happier with the whole process. I thought it would be more difficult than it was. Thanks to Peter and his team we feel very safe with the new addition. We are planning on putting a second story on our house (when we can afford it) and we will absolutely use Peter.

"I couldn't find a structural engineer to look at my drawings and provide good engineering services until I called Peter. He was willing to look at the project even though there were still questions about the build to be answered."

"Structural Engineer Ehab contacted me about my residential property inquiry. He had already reviewed my property and the general situation I was inquiring about when I called him back. We spoke to me about his concerns with the project and answered all my questions over the phone. He was excellent to work with. Professional & Knowledgeable. Would highly recommend reaching out for technical issues concerning residential engineering. The reason he wasn't hired was that he provided feedback that dissuaded us from taking on a costly project that would not have achieved our stated goals. I will definitely reach out to Ehab in the future prior to beginning any major residential addition or remodel."

"We needed a master bedroom addition and a full remodel of our existing kitchen and two bathrooms. Design 1 Studio handled all of it as one project. The addition was designed to match the existing roofline and exterior perfectly. The interior layouts are functional and beautiful. Our contractor complimented the level of detail in the plans multiple times during the build. We get compliments from every visitor now."

"We did a full remodel of our place, full new kitchen, and expanded our place into the backyard for a new master suite. Pac Sands did a really great job with our designs. Great tools that made the communication easy with the plans and changes we needed. And they handled the engineering and permitting too, which was great. Highly recommend."

Customers say: Quick response

"We hired Curt Sturgill to design an addition and remodel of our home in Pasadena. Curt was a pleasure to work with and regularly kept us updated throughout the design process, the drafting of construction documents, and final approval of the plans by the city. Our project involved the addition of a master suite and a complete renovation of our kitchen, and Curt was very helpful in helping us bring our vision to a reality. He understands how to work with the city planners and building department and was able to handle any concerns they had in a timely manner, so that our plans could be approved. We were very happy with the architectural and design services provided by Curt. He is very easy to work with and a great architect."

Structural Engineering questions, answered by experts

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

Accurate measurements, sturdy materials, and seamless integration with other structures.

All foundations have footers, including monolithic slabs. In some cases, the foundation itself acts as the footer, as in the case of a floating slab and a monolithic slab. With a monolithic slab, the footers—which are just the bottom-most portion of the foundation that distributes loads down to stable soil—are a part of the main slab and are constructed with a single pour.

The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:

  • Do you have experience working in my specific area?

  • Do you have professional indemnity insurance?

  • What will your structural report cover?

  • Do you charge a flat fee for a structural report or by the hour?

  • How long have you been in business?

  • Do you have a list of customer references?
