"Jake and his crew showed up at the scheduled time. They transformed a big dirt pile into a driveway pad, added roadway base to a long road and then added asphalt to my large driveway. Their pricing was fair, they worked hard all day long for three days and the results turned out great."

"Ours is not an easy job. Cul de sac road, one way in and one way out. Required a lot of coordination with residents. The product and application has stood the test of time. Far superior to previous sealing. All but one resident had their personal driveways done at the same time. Needless to say, there is only one unhappy camper on this street! CJ’s deserves your consideration."

Driveway Sealcoating questions, answered by experts

No. You cannot use asphalt products on concrete driveways. To seal a concrete driveway, use acrylic, epoxy, polyurethane, silane, siloxane, and silicate sealers or deep penetration sealers made specifically for concrete. Meanwhile, asphalt sealers contain refined coal tar (asphalt emulsion), water, sand, clay, polymers, and additives and are incompatible with concrete’s surface texture and higher density.

Maintaining a driveway depends on its material. For concrete and asphalt, it's best to clean the surface thoroughly twice a year with a stiff broom and a pressure washer to remove accumulated dirt and debris. Sealing the driveway is crucial to protect it from water damage and freeze-thaw cycles. Before applying a sealant, pressure wash the surface to remove any loose sealant, dirt, or stains, as sealing over them will trap them. Any cracks or expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. In colder climates, use sand instead of salt for de-icing. Sand helps melt snow and ice without accelerating the freeze-thaw process, which can cause cracks.

Costs depend on the extent of damage, material costs, labor, and whether resurfacing is needed.

Driveway installation is challenging. While chip seal might sound easier to apply than asphalt, the process still involves heavy machinery and professional skills. Unless you come from a construction background, we recommend hiring an asphalt company to chip seal your new driveway. If you are paving the driveway entirely with chip seal, expect to pay $5 to $10 per square foot.

When hiring an asphalt paving contractor to install your driveway, ask as many questions up front as possible. Here are a few questions to ask a prospective driveway contractor:

  • How many years of experience do you have?

  • Are you licensed, bonded, and insured?

  • Do you have worker’s compensation?

  • Do you use subcontractors on your projects?

  • Do you clean up after the job is done?

  • Who is responsible for any damage to lawn or landscaping?

  • Do you provide a guarantee or warranty on your work?

  • Do you give free estimates?

  • What is the timeline for completion?

  • How do you handle change orders?

  • Can you provide at least three references?

  • Can I see some of the work you’ve done?
