"Jim was helpful, professional and quick. He coached us through how to prep for the job (removing a disconnected propane tank) and after he was through you couldn't even tell there had ever been a tank there. I would definitely use his services again."

"Gene is very straightforward about what he can do, also with great knowledge on the task at hand. Gene and Jeff arrived early and then went right to work. Had me go out and see if things were as I wanted them. They finished the job in a timely manner and very professional in the way they handled themselves. Thanks again Gene and Jeff! Chuck Cupples"

"Craig was so professional and helpful in every way. As an owner acting as our own GC, we had a lot of questions and he led us through the process and gave us some great advice. We will absolutely be using him again in the future and will recommend him to our friends and family as well!"

"I hired Nick after another excavator no call no showed. Nick was able to step in and get me on his schedule in a few days. Communication between Nick and my GC was excellent. Rough grade on the site, trenching for foundation and sewer lines. Everything was done on time and on plan. No hesitation to recommend his service."

"After looking over the reports on Angie's list, I decided to go with Thornton Plumbing based on reports. My husband called July 1, and received an apology that they would not be able to come out that same day-which we would not have expected! Service was set for the following day with a time frame from 9-10:00AM. We did not ask for an estimate of the job. Mike arrived right on time at 10:00. We introduced ourselves, and Mike went to work. I asked if there was anything we could do to assist, and when he opened the cabinet door below the sink and saw that it was cleared out, he said, "Nope, this makes me smile." Due to the hard water we have in Phoenix, there was a build up of water marks around the base of the old faucet. We have a Corian countertop that can be sanded with a fine grit of sand paper to remove the water spots. We did not have any of the needed sand paper, and Mike stated he would bring in a mesh sheet from his truck that could work. He did not have to do so, but removed the water spots (and crust) with Soft Scrub and the piece of mesh prior to installing the new faucet. The installation took approximately 40 minutes. When asked for any tips with maintenance, Mike suggested taking action at the first signs of a leak that could mean replacing only necessary internal parts rather than a whole faucet. It was also a plus having the $20 coupon offer from Thornton for the work performed."

Land Clearing Services questions, answered by experts

In Mesa, a typical boundary survey is completed within 3-7 business days, while topographic surveys may take 5-10 days. More complex projects, such as ALTA or title surveys, often require 10-15 days. Extreme summer heat or monsoon storms can cause delays, especially for properties with challenging access or older records that need extra research, so planning ahead is advised.

Helpful?

In Mesa, the desert climate brings intense heat from late spring through early fall, so survey crews often work early mornings or evenings to avoid equipment overheating and health risks. Monsoon storms can cause sudden flooding and dust, which may disrupt schedules or obscure property lines. The most reliable period for land surveying is from November to March, when weather is milder and more stable.

Helpful?

In Mesa, if you notice unclear property lines, boundary disputes, or plan to build structures like fences or pools, a land survey is recommended. However, issues such as foundation cracks, uneven settling, or drainage problems usually require a structural or civil engineer. For properties near washes, persistent water flow or erosion concerns should be evaluated by a grading or drainage specialist.

Helpful?

In Mesa, completing a land survey can enhance your home’s value and attract buyers by confirming accurate property lines, resolving boundary disputes, and updating lot details for listings. This is especially important for properties near washes or in older neighborhoods. A current survey also supports smooth permitting for additions like fences or pools, making your property more appealing and market-ready.

Helpful?

In Mesa, unexpected land surveying costs may include extra fees for accessing rugged desert terrain, replacing lost or damaged survey markers, or rescheduling due to monsoon weather. Additional charges can arise for document recording, utility location coordination, or obtaining HOA approvals. Older homes may require more extensive deed research, and properties with shared driveways or near washes often involve added complexity.
