Home and Building Inspections (primarily structural) for purchasers and mortgage companies and insurance companies.

"Gateway mortgage company recommended Roger and CDR inspections to do a structural inspection of one of our rental properties before approving a refinance. He did not give it a pass, and suggested having nine piers installed around the perimeter of the house. After some due diligence, we discovered that Eden’s had already installed piers in 2020, and we communicated this to Roger. He said he would not give the property an OK until the adjustments were made, so we had Edens come out and adjust the piers, as well as add three additional piers to another corner, per Roger’s instructions. After completing all work, both we and Chris Padley from Gateway Mortgage have been emailing and contacting Roger for 6 weeks to do a final inspection so that we can move forward with our refinance, and he is disregarding all of our phone calls and emails. This has been one of the most frustrating experiences we have ever encountered. We are unable to move forward on our very important refinance until he signs off on this structural inspection. Our lender told us, “I am at a complete loss why he won’t respond.” Look elsewhere, Roger is not friendly and he’s not willing to work with customers."

Structural Engineering questions, answered by experts

In Fort Smith, if you see foundation cracks wider than 1/4 inch, sloping floors, or doors and windows that suddenly stick, these often point to structural issues rather than cosmetic ones. Homes near the Arkansas River or in older neighborhoods may experience unique settling or flood-related problems. Scheduling a structural engineering assessment can help determine if foundation repair or more extensive structural work is needed.

Helpful?

In Fort Smith, small cracks in your foundation or brickwork can expand quickly during wet spring months due to shifting clay soils. Even minor roof leaks or sagging beams after a storm can escalate into major structural damage. Persistent humidity can cause wood rot and metal corrosion, especially in older homes, so early detection and professional evaluation are key to preventing larger, costlier repairs.

Helpful?

Combining structural engineering work with other home upgrades in Fort Smith can be efficient and cost-effective. For example, if you’re addressing foundation repair, consider adding flood mitigation features or updating insulation for better energy efficiency. Homes in historic districts may benefit from bundling structural repairs with façade restoration, which streamlines permitting and minimizes disruption to your daily routine.

Helpful?

For Fort Smith homes, use reinforced concrete or pier and beam systems for foundations to handle shifting clay soils. Pressure-treated lumber is ideal for framing in humid conditions, while engineered wood products support longer spans. Impact-resistant roofing materials help guard against hail, and installing French drains or improving grading helps manage water runoff, especially in neighborhoods with clay-rich soil and frequent heavy rains.

Helpful?

In Fort Smith, it’s smart to plan structural engineering projects before spring storms arrive, as heavy rainfall can worsen existing foundation or drainage issues. If your home has experienced severe weather, flooding, or was built before 1980, a timely assessment is recommended. Scheduling work before listing your home for sale or filing insurance claims also helps ensure you meet local reporting requirements.
