My wife and I decided to visit to Las Vegas after 30 years to consider investing in an inexpensive condominium. We rented a vehicle with G.P.S. during our 14 days for convenience to meet Real Estate agents at the properties we were interested in purchasing for cash. Upon visiting the NRS office, we were introduced to one of Todd Millers agents. After researching properties of interest to us every night on the internet, we tried to arrange viewings with this agent as the days passed by. Many times he would never reply to our e-mails or be bothered texting us to communicate. Viewings of vacant properties were never available prior to 11am, and while we were parked in front of one condo waiting for the agent to arrive, he sends us a text message telling us that there was already offers on the unit we were waiting to view. As he was too busy to meet us anyway, he gave us the lockbox number to view another unit by ourselves, then we drove to his office to complete and submit our offer to purchase. Two days pass by, the offer expires, then this agent tells us that the owner was in Alaska for 3 months and unavailable to be contacted by phone. We then inquired about another condo that an associate agent of Todd Miller had listed in house with NRS. We were told by our agent that this condo was open to offers, so we walked through and decided to submit an offer immediately. From the condo parking lot, our agent calls his associate agent from the NRS office to advise us that the owner is not available to be involved with offers from this condo either. We then receive an e-mail a few days later from our NRS agent advising that the condo we were interested in will likely sell over the next few days. Being in our mid 50's, we have bought and sold real estate both privately and through Real Estate agents in Canada and the Caribbean and never experienced such untruths, lack of professionalism and greed than we have witnessed in Las Vegas during the past 12 days. "Due Diligence" does not even exist here! During the last 2 days of our stay in Las Vegas, we noticed a condo listed on MLS Canada as a "Bank Sale" at 50% less than all other 12 units for sale in the same building. We e-mailed the senior, female agent and she replied immediately on a Saturday evening. After a brief telephone conversation the same evening, she e-mailed our 11 page completed offer to us in Las Vegas. We then travelled to the local Las Vegas Office Depot to print, sign and scan the offer back onto our flash drive. We then drove back to our hotel and emailed our firm offer to her the same evening. She was "ethical" enough to submit our "single offer" to the bank for consideration, without playing one buyer against another, although she received other buyer inquiries after receiving our signed offer Sunday morning. We have spent 2 weeks and $3000.00 to travel to Las Vegas resulting in purchasing a condo in Canada. The sheet rock on the ceiling is sagging and there is now a hole in my closet. Yet again, the guy that comes out a couple weeks ago say it's the leaves in the valley. There is also a big brown spot in the guest room from a leak (no valley there) and a leak in our living room from the water leaking where the porch and the house meet. He proceeds to tell us that the shingles weren't nailed down in a spot (ya think?). We asked about the hole in my ceiling and the new insulation in the attic, which is probably covered in mold and mildew, he proceeds to tell us that's not his problem and they don't handle stuff like that. Um, if it wasn't for your crap roof, we wouldn't have this issue. My sister told him that every time she came home for lunch and from work or school the "roofers" were sitting around doing nothing. Dude says, "why didn't you get a broom after them and make them get to work?" To make matters worse, this is the same company which put on my grandmother's roof a couple months earlier and her roof leaks in 3 places. No valleys or trees to cause "leaf build up in the valleys". When my mom ask what they were going to do about my grandmother's roof, he says we didn't do that roof. In response, my mom says yes you did I have the receipt and that's the only reason I called you to do our roof. The forms were not as straight as I would have liked but were acceptable. Crew required constant cleanup of trash, cigarette butts, and bent nails. Work was consistent with the current building/construction ethic.
