"All around great service, very professional and straight forward experience. From evaluation of roof condition and or damage, to working with the insurance adjuster to help determine replacement over repair options, Dunlop Roofing was top notch and did a wonderful job installing my new roof in just one day. Small jobs welcome

"Kent was very thorough with his work and was friendly. I walked with him in every step except going up the roof or in the crawlspace. I also felt assured that he was conducting the inspection in my interest, and not the realtor's or the seller's"

"They showed up at 8am and worked until 5pm everyday. The roof took 2 1/2 days to install and am very pleased with the workmanship. Mr Miller came towards the end of the job to inspect. There were no materials or debris left and the yard was clean and picked up when they left."

Roofing questions, answered by experts

Properly maintained roof decking can last between 20 and 30 years on average, though it varies based on a few factors. Mainly, the quality of roof decking materials and environmental conditions have the most impact on longevity. You can extend its lifespan by regularly inspecting your roof and making repairs as necessary.

Properly installed chimney flashing can last anywhere from 15 to 50 years. However, flashing generally only needs to be replaced when it is damaged, corroded, or no longer creates a watertight seal. Several factors influence its longevity, including the material type, quality of installation, and local climate. For example, copper flashing tends to last longer than galvanized steel. Large storms and extreme weather can also damage flashing, potentially requiring earlier replacement. To ensure its longevity, it is recommended to have your chimney and roof inspected annually. A professional can assess the flashing's condition and recommend any necessary repairs.

If your roof is nearing the 20-year mark in age, you probably should start worrying about the roof’s longevity. If you don’t know the age, it may be time to figure out who installed your roof, so you can estimate the age accurately. You then can make plans to pay for the upcoming roof replacement. You also can learn how to inspect a roof yourself to look for signs of damage that may indicate a need for a replacement.

The best material to sheath a roof will depend on your budget and if you require the strength of more robust materials. For most homes, the added strength is unnecessary, and oriented strand board, or OSB, makes sense. It’s inexpensive and robust enough for most roof types. Another popular but slightly more expensive option is plywood.

The material and frequency of maintenance are the biggest factors for determining the longevity of your shingles, not the color. For instance, luxury asphalt shingles can last 30 years or even longer, while slate tiles have an impressive lifespan ranging from 75 to 100 years. That said, lighter-colored shingles can help reduce your energy costs in the summertime.
