My wife and I decided to visit to Las Vegas after 30 years to consider investing in an inexpensive condominium. We rented a vehicle with G.P.S. during our 14 days for convenience to meet Real Estate agents at the properties we were interested in purchasing for cash. Upon visiting the NRS office, we were introduced to one of Todd Millers agents. After researching properties of interest to us every night on the internet, we tried to arrange viewings with this agent as the days passed by. Many times he would never reply to our e-mails or be bothered texting us to communicate. Viewings of vacant properties were never available prior to 11am, and while we were parked in front of one condo waiting for the agent to arrive, he sends us a text message telling us that there was already offers on the unit we were waiting to view. As he was too busy to meet us anyway, he gave us the lockbox number to view another unit by ourselves, then we drove to his office to complete and submit our offer to purchase. Two days pass by, the offer expires, then this agent tells us that the owner was in Alaska for 3 months and unavailable to be contacted by phone. We then inquired about another condo that an associate agent of Todd Miller had listed in house with NRS. We were told by our agent that this condo was open to offers, so we walked through and decided to submit an offer immediately. From the condo parking lot, our agent calls his associate agent from the NRS office to advise us that the owner is not available to be involved with offers from this condo either. We then receive an e-mail a few days later from our NRS agent advising that the condo we were interested in will likely sell over the next few days. Being in our mid 50's, we have bought and sold real estate both privately and through Real Estate agents in Canada and the Caribbean and never experienced such untruths, lack of professionalism and greed than we have witnessed in Las Vegas during the past 12 days. "Due Diligence" does not even exist here! During the last 2 days of our stay in Las Vegas, we noticed a condo listed on MLS Canada as a "Bank Sale" at 50% less than all other 12 units for sale in the same building. We e-mailed the senior, female agent and she replied immediately on a Saturday evening. After a brief telephone conversation the same evening, she e-mailed our 11 page completed offer to us in Las Vegas. We then travelled to the local Las Vegas Office Depot to print, sign and scan the offer back onto our flash drive. We then drove back to our hotel and emailed our firm offer to her the same evening. She was "ethical" enough to submit our "single offer" to the bank for consideration, without playing one buyer against another, although she received other buyer inquiries after receiving our signed offer Sunday morning. We have spent 2 weeks and $3000.00 to travel to Las Vegas resulting in purchasing a condo in Canada. Our advice is to "BUY PRIVATE" or go direct to the "LISTING AGENT" that has the listing for the exact property you want to buy, and deal direct with that person "one-on-one", and AVOID NRS if you can "},"url":"https://www.angi.com/companylist/us/nv/las-vegas/nevada-realty-solutions-reviews-7520146.htm"},"position":3},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"24/7 Moving Atlanta","address":{"@type":"PostalAddress","addressRegion":"AL","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Rosteaua M."},"reviewBody":"It went pretty much ok there were two movers one looked kind of weird they were real friendly they took a little over 2 hours and were very pleasent to have in my home they even but the bed and dresser together for me "},"url":"https://www.angi.com/companylist/us/ga/atlanta/247-moving-atlanta-reviews-450253.htm"},"position":4},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Hometown Lenders, LLC","address":{"@type":"PostalAddress","addressRegion":"AL","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Mike W."},"reviewBody":"We contacted Hometown lenders to try to refinance our home using the harp program. We were trying to keep the business local to help local business and our community but what a waste of time! We started the process filled out all the paper work and waited for them to call back. A month later my wife gets a voice mail from the lady that was helping us through the process saying i'm sorry that I haven't been in touch but we had a Family emergency. My wife calls her back a few WEEKS later to ask what the status is and when we could expect to close on the refi. She said, well we are still trying to get our login to the fanny may system?. Well this has been almost 2 months now I might add. I called them back another month later and asked to speak with the manager. The so called manager pulls our file, which probably has 2 pounds of dust on it. She said we are waiting for approval from the lender and I will personally Call you back by the end of the week. That was a month ago! This place has our personal information now and I'm not sure they are even really legit. The next real-estate bubble will bust before we get a refi from this business. Maybe they need to stick to car title pawn, oh that's probably the other door. He sat down at a computer screen, drew up a 3D animation of what the cabinets will look like and it’s exactly what they look like. That was probably one of the neatest features that I’ve seen. Instead of drawing you a little line, this was a 3D that you could spin around, look at from different angles and figure out how you want to do it. They did a real nice job by helping us pick out what we wanted. We had some existing cabinets and we wanted to match them. They did a real good job. When they delivered the cabinets, they took them out of the box and the guy who installed them got a scratch here and we didn’t accept those. They wouldn’t install them as 2 were scratched; they left the scratched one behind and ordered 2 new ones. They came about a week later, and they sent out their cabinet installer. His name was Paul. He installed all of those things by himself. He had every tool known to man. He had hydraulic jacks, laser level, and he had every toy you could want. He did it quickly and he did an excellent job and got everything done. Then, we were not able to install the granite counter-tops and the people told us that we had to take one of the cabinets out. It was the biggest cabinet and it already had the shoe-molding and everything out. Paul had to come back and take the cabinet out so the other people could put the granite in, as this granite piece was 375 pounds and it can’t be man-handled easily. Paul comes out, moved the cabinet and the granite guys come in installed the granite. The guy who installed the cabinets, Paul, was absolutely excellent. I mean, everything was perfectly leveled. This was not an easy job because he had some weird angle or whatever. He did a first class wonderful bang up job. I will hire them again in a nanosecond."},"url":"https://www.angi.com/companylist/us/fl/jacksonville/lowe%27s-reviews-2391367.htm"},"position":8},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Gilley's Heating & Air","address":{"@type":"PostalAddress","addressRegion":"AL","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Michael J."},"reviewBody":"I called Gilleys to service the AC because they had a good write-up on Angies List. They have offices in both Dothan And Enterprise. I remember explaining the problem to the phone contact and she said it was probably dead bugs in and around the switch contacts causing them not to close. Sure enough when Wayne opened the unit there were alot of dead ants around the switch. Wayne not only cleaned out the area but TAUGHT me how the switch works and how bug residue can affect it. Then he added a pound of freon to the system and he was pretty much done in an hour. I really appreciate them not trying to sell me something I did not need. I really appreciate him educating me, letting me hang around and ask questions while he worked. Now that I've found an AC company I trust I'm going to have them back for an early spring AC checkup and when the unit needs replacing, I'll more than likely ask them to do the work. FAQs for real estate service projects in Chancellor, AL
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
