"We called a lot of contractors for this job and many never returned our calls. Those who did were difficult to get a hold of thereafter. The first thing that impressed us about Building Unlimited was their punctuality. They called us back immediately and always answered their phones. Once, Donny went back to the office after he had already left for the day to re-run some numbers for the project for us. Their availability and willingness to meet our needs were the greatest determining factors in our decision to hire them for the project.

Their estimate was the highest we received for the project, but it was completely worth it. We realized later that many other contractors had not planned to do things as thoroughly and would have used shortcuts in order to charge a lower price. If we had to do it over again, we wouldn't change a thing---except perhaps not waste time calling other contractors in the first place!

Structural Engineering questions, answered by experts

Structural engineers in Auburn focus on the foundation, especially due to the area’s expansive clay soils. They also assess crawl spaces for moisture intrusion, inspect roof framing for wind and storm resilience, and evaluate floor joists for sagging. Drainage patterns and grading are reviewed to prevent water pooling, while exterior walls and support columns are checked for shifting or settling unique to Auburn’s climate.

Helpful?

Before contacting a structural engineer in Auburn, gather the following: a brief history of your home’s construction and any major renovations, a timeline of when structural issues began, and notes on seasonal changes. Record measurements of cracks or sloping floors, take clear, dated photos, and save any previous inspection or foundation repair reports. If applicable, list any HOA or permit requirements relevant to your property.

Helpful?

In AL, seek a structural inspection if you notice foundation cracks wider than 1/4 inch, uneven or sloping floors, doors that won’t close, or diagonal cracks near windows—especially after storms. Sudden changes or worsening issues during wet seasons are warning signs. Minor drywall cracks or small water stains usually indicate cosmetic or plumbing repairs, but persistent or expanding damage calls for a professional evaluation.

Helpful?

In Auburn, start by noting the exact location and size of any wall or foundation cracks, and monitor changes weekly. Use a ruler to track crack width and jot down observations, especially after heavy rain. Ensure downspouts direct water at least five feet from your foundation and inspect crawl spaces for dampness. Avoid disturbing any structural components or attempting foundation repair on your own.

Helpful?

In Auburn, foundations are especially vulnerable to shifting due to clay soils. Crawl space walls and basement supports often face moisture and soil pressure, while floor joists may sag from humidity. Roof structures can be compromised by high winds or storms. Exterior load-bearing walls and porches are prone to settling, and homes built before the 1990s may require updates for improved wind resistance and structural safety.
