"Working with Bryan and BDPeak Engineering was an overall great experience. Being first time home builders, Bryan helped make the process as smooth as possible and helped put any concerns we may have had going into it at ease. His attention to detail and communication was second to none. He was very responsive throughout the whole process whenever we had any questions and always met the deadlines he had set. I would most definitely recommend using the services BDPeak offers for any prospective building projects."

"Doug is one of the most dishonest Electricians I have ever hired. I paid Doug and his company to inspect a house before I bought it. Then I had his company do the repairs that he suggested. When I went to sell the home he inspected it again for the buyers. What do you know? The inspection came back that Doug said that I needed more electrical repairs (some of which I had paid him for). Numerous messages were left for Doug to call me back to discuss the incomplete job and dishonest business practices. No response. Needless to say Doug still got paid to do the repairs (twice). He inspects the property for many of the Realtors in town, does the work, and then the inspection. This is a terrible conflict of interest (some cases illegal) for the local realtors, the customer, and Doug. Don’t do it! Call an inspector and then a reputable electrician."

Home Inspection questions, answered by experts

Yes, your homeowners insurance can cover water damage. Just how much your plan covers depends on the company and plan you chose, so read the fine print of your homeowners insurance plan to see how much your insurance company might cover, document the damage, and contact them to submit a claim and have an assessor inspect the damage.

In most cases, the most severe issue a home inspection report could identify is a structural problem, specifically related to the foundation. Foundation repairs are often the most expensive and intrusive repairs to carry out, averaging around $5,000 but sometimes reaching up to $16,000. You should ask questions during your home inspection about all of the issues your home inspector identifies, but you’ll likely need to think most about foundation problems and how they affect what you’re willing to pay for the home—that’s if you’re willing to move forward with the sale at all.

You can determine if your ductwork needs rerouting by looking for common signs of issues. Uneven heating or cooling in different areas of your home, unusual noises from the ducts, and a noticeable increase in energy bills may all indicate problems with your duct system. Additionally, if you've recently renovated or there are structural changes in your home, it's a good idea to assess whether your current ductwork layout is still efficient.

We recommend scheduling routine plumbing inspections once a year for an average house. Older homes may need more frequent inspections, while newer homes might get by with less frequent inspections—every two years. Homes with many mature tree species known for extensive root systems also benefit from more inspections, as roots are a common culprit for cracked sewer and water lines.

Crawl spaces are prone to issues caused by excess humidity and improper ventilation, but that doesn’t mean you should avoid buying a house with a crawl space. A home that is encapsulated and well-maintained shouldn’t have any more issues than a slab or basement home.
