"Both the inspector and the treatment guy were very friendly and professional. The inspector assessed our problem as an infection with fleas from a pet bird and he appeared to be right, however, the treatment guy said that he should have also checked for bedbugs. The treatment for fleas seem to have corrected our problem."

"Very friendly tech came to examine our house. He was really late, but this did not matter - lost his way. The cost was way beyond what we are willing to pay for pest control (over $1000) but we do have a fairly problematic carpenter bee problem."

Each service visit is $75.  In July  2014, I 2 guests, staying in the guestroom.  When we turned on the thermostat, the living room was cooled.  When we turned on the thermostat in the living room, it too was cooled.  No cooling was present in the guest room.  I realized that the previous serviceman sent by the now defunct Colonial Home Warranty mis-wired the damper control.  AHS refused to send a company working on the damper control, but insisted on sending a company which does not do such work. I was charged $75 for a service call.  This company recommended another company which does damper control work.  The second company came and fixed the wiring problem in 5 minutes, charging me another $75 service fee.  Their regular service call, without home warranty is $85.   

If you  need a/c work, beware that AHS pays only $10 per lb of Freon, while most AC repair companies charge around $50/lb.

Last spring, my dishwasher would not let water in.  The repairman came for 5 minutes and declared that the water shut off switch was slightly sticky.  The deductible was again $75.


I spent a lot of time checking up on various  Home Warranty companies and have not been able to come up with a good company.  I have decided to go without Home Warranty after 2 top ac repair companies assure me that my HVAC will not be out of order in the next couple of years, if I do proper maintenance.
