If you're designing a new patio in an area with poor drainage, permeable pavers made from porous materials may help prevent water issues. Most permeable pavers feature a gravel-only aggregate base instead of a concrete base to allow water to flow through instead of getting trapped. If you have major cracks or other problems like water pooling, asphalt overlay isn’t your best bet. Plus, paving over a cracked driveway only extends the lifetime by about 10 years, whereas replacing it would start the clock over completely to give you up to 30 years.

While water-related pressure caused by poor drainage is one common cause of paver cracking, other factors can include ground movement beneath pavers, heavy loads and wear and tear over the pavers, and climates with constant freeze-thaw cycles. In general, pavers should be resealed every three to five years to prevent cracking.

The material that’s best for your private road depends on your property, the climate in your area, and your personal preferences. Gravel is an affordable option, but some homeowners don’t like how it looks. It can be a pain to remove snow from, and it requires more ongoing maintenance than asphalt or concrete. However, while these other options require less maintenance and make snow removal a breeze, they’re more expensive and will need repairs from time to time. Ultimately, you’ll have to choose the road material that suits you and your property best.

Professional installers often include a deep layer of crushed gravel under permeable pavers to allow more runoff to soak through into the soil below. Many installations will include multiple layers of gravel, with coarser aggregate at the base and finer aggregate that sits on top of that bottom layer. Above the gravel, you’ll often find coarse sand that helps reduce paver shifting over time. Some permeable paver designs include a water collection system set into the gravel layer to route runoff to a safe area for disposal.
