Polished concrete gets its glass-like finish from several rounds of polishing, using increasingly finer grit diamond grinding pads. The concrete’s hardness will determine which grits you need to get your desired finish. Flooring professionals can typically apply epoxy within one or two days, depending on how much preparation or repair the old floor needs before application. However, you’ll need to wait after the application is complete to use the flooring. While you can walk on the epoxy flooring before it fully cures, it can take up to 72 hours for the epoxy floor to fully dry and be ready for full use.

Unlike paint, concrete stain won’t peel off. Instead, the color absorbs into the surface of this porous building material. While it doesn’t peel, the stain only penetrates the top layer of concrete, and as the top of the concrete eventually wears away, so will the stain. However, this process is much slower than paint peeling, especially on low-traffic surfaces.

Interlocking garage tiles made with PVC are the most effective for garages with past issues of humidity and flooding because damp concrete is not suitable for paint. Epoxy coating is also water-resistant and can prevent mold buildup. Finally, porcelain tiles are a wonderful option for wet conditions if your budget allows.

Garage floor sealers last anywhere from one to 10 years on average, depending on the type of sealer you use and the traffic it’s exposed to. Acrylic sealers have the shortest longevity, whereas most other options can last anywhere from five to 10 years. If you use an acrylic sealant to protect against stains, reapply every one to two years. Reapply other types of concrete sealers every five years for the best results and maximum protection.
