I would like to introduce my company and myself. I have been in business for forty-three years. In the equine and livestock industry. In that time I have appraised commercial farms and ranches, commercial recreational property. The largest, of being on a team that appraised Yellow Stone Park Co. For the U.S. Park Service. I have spent many years personal property and Livestock.\n\nIn my retirement from the equine industry as a professional furrier and manager of commercial and recreational equine operations. I am moving into that of rural and small town real estate appraiser. I have traveled three back roads of the counties I will be working in, talked with and done business with the people who do business in those areas for years. So I have a keen understanding of the people [, the area, the demographics and value of the Real Estate.\n\nI am a licensed Wisconsin Appraiser 1520-004, licensed Wisconsin Judge for State and County Fairs, Certified licensed & Livestock Appraiser, Certified personal property appraiser. I also am a member of appraisers in Wisconsin work together to provide superior service to lenders. We share 8 data bases, of which we belong to within the state, as well as, several other areas available on the internet. We share information with each other, consult on problems; that may arise on the assignments. We range from licensed appraisers, to certified appraisers, to general certified appraisers. We also share appraisal assignments, if we get an assignment in another areas, we call and see if that appraiser wants to do it on and have the appraiser contact the lender.\n\nMy turn times are 234 to 48 hours after inspection on subjects that pose no problems.\n\nIf you would like additional information or would like a complete copy of my rates, terms and conditions sheet, please contact me.\n\n

Property Appraiser questions, answered by experts

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. They’ll factor in the type of windows, quality, condition, whether or not there are screens covering the windows, frame materials, size, insulation, and more to come up with an unbiased property assessment.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

An FHA appraisal is valid for 180 days from the effective date of the report. In some cases, you can have the appraisal recertified if you make your request before the original expires so that you still may obtain an FHA loan. If approved, your appraisal update is valid for one year.

They provide objective, third-party valuation, guiding fair sales or purchase prices.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.
