"A beam holding my carport was badly weathered and had cracks. It was also installed many years ago so that the gutter was spilling water on the driveway. The guys came in, replaced the beam and added more new gutter beyond the carport. Very easy to work with, friendly, and did an excellent job!"

"This contractor delivered high quality service, dependability, good value, integrity - they completed the project exactly as they said they would. They kept us apprised of challenges so we could decide what to do next and they were fair with their price adjustment. Start to finish, they stayed on the project until it was done. Our project was complex - replacing a support structure that was not entirely visible when they did their quote. The end product was beautiful - and they ran a tidy operation. I highly recommend them - and will be using them again for other projects. Super impressed - and relieved to have such a positive experience on a critical project."

"I got ahold of Warrior Construction after suffering damage to my home. I spoke with Thomas, the company owner, and he was on top of it from the beginning. The bid and review process was quick and well done. After agreeing to the project, work commenced. I was very happy with the professionalism of Thomas and his crew. They respected my home and did an amazing job. I would not hesitate to call them again if in need of another restoration or a remodel."

"Scott Lewis/Home Enhancements was great. We found Scott on Angie’s list and then also identified that he had successfully performed work for our neighbor. Always sensitive to our budget, he took our desire to replace, expand, and cover our deck and turned it into a backyard space that we have received nothing but complements on. Beginning first with his own initial ideas, he listened thoughtfully to what we were looking for and completed a design that matched that. During construction he was really easy to work with including helping us with a couple changes that we made after construction started. We highly recommend Scott and his work."

Home Building questions, answered by experts

The average build timeline for a home is between six and 12 months, with timelines pushing toward the upper end of that range if you’re creating a custom design or need a lot of land preparation before getting started. Hiring a general contractor or a custom homebuilder will help speed up the process, as you’ll see fewer delays between different parts of the build process getting done.

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.

Yes, you can finance new construction, though the process often requires a different type of loan than one for an existing property. There are several financing options available:

  • Construction-to-Permanent Loan: This is a common option where a single loan covers the building costs and then converts into a traditional mortgage once construction is complete and you move in.

  • Construction Loan (Stand-Alone): This type of loan provides funding only for the duration of the construction project. Once the house is built, you will need to pay the loan in full, typically by securing a separate, standard mortgage.

  • Builder Financing: Some custom homebuilders offer their own financing options, which may only require a down payment to begin the building process.

  • Bridge Loan: This can be a useful short-term loan to fund your new construction while you are in the process of selling your old home.

  • Home Equity Options: If you are building a second home, you might be able to use a home equity line of credit (HELOC) or a cash-out refinance on your current property.

It's also important to be aware that some lenders may have restrictions on financing for DIY house builds, so be sure to verify that you can secure financing before starting your project.

Modular homes last an average of between 50 and 75 years, and high-quality modular homes can last for 100 years with proper maintenance. For comparison, a standard home lasts 50 to 100 years and can push to 150 or longer with good maintenance. Modular homes provide better long-term value in that they are significantly more affordable and can last almost as long, but some buyers are wary of modular home longevity, so the actual value if you sell could be lower.

A construction-to-permanent loan is the most common type of mortgage used to finance a house teardown and rebuild. These loans include financing for construction costs and convert to a long-term mortgage once construction is complete. Check the terms of the loan closely before beginning work—there are often restrictions requiring you to use licensed contractors for all work.
