"When we decided to make an investment in replacement windows for our 30+ year old house, we sought bids from three companies. Zach Rogers was the first to respond, and provided us with a lot of information, and a great starting ground for information gathering and research.
As the other bids came in, we were left with questions and one problematic window - one that was over 10' in height. The two other bidding companies informed us that there was no way that could be left a solid window, that we would have to break it into two, or possibly three windows. We really were not happy with either of those options.
We re-contacted Zach, and he immediately made a call to Comfort Design, returned a call to us, and told us our window could be done as one continuous piece.
Because of his knowledge, perseverance and ability to answer all our questions, he won the bid. (It also helped that when comparing apples to apples, his bid was the best price too.)
There are two things I feel I need to cover here.  First, the product (Comfort Design Windows) and second, the professionalism and excellent installation work by BelRed Windows and Doors.
Comfort Design is a window that is made in Washington State. These are truly custom windows, and they were able to build an extremely large window that no one else could.
I've waited until now to post my review, because I wanted to have some experience living with these windows.  While this has been arguably one of the hottest summers on record here in the PNW, the Comfort Design windows have kept our house cooler than it has ever been.  We have not had the completely uncomfortably hot days that we had experienced in the past in our house. We don't have AC, but even the days that hit the high 90's - I was able to cook and not turn the house into an oven.  It was great.
We also live in a neighborhood that has a great time with fireworks on the Fourth of July.  In the past, because of the noise levels, we have had to sedate the animals in the house to get them through it.  Not this year.  We simply closed the windows, and the house was quiet and calm. Just an AMAZING difference.
I can't wait to see the difference this all plays on my winter heating bills.
The installation was incredibly smooth, clean and fast. Trevor arrived first thing in the morning as scheduled, but unfortunately his helper had quit that morning.  This did not deter this guy at all.  He came into it with a can-do attitude, and in the first day, had two sliders and 8 windows installed - over half the job.  Solo.  Wow!
The second day he had help with him, and was able to install the remaining windows (including the two large ones in our entry-way), and clean all the windows.
Because one of the windows had broken in travel, Comfort Design immediately stepped up and brought replacement glass, so Trevor was able to complete the job on Wednesday, with the final caulking and cleaning.
I cannot say enough about what a great experience this was. The crew was cooperative about keeping my animals corralled, respectful of my home, and fast and efficient, all the while cheerfully answering any questions I had.
I also have to put a shout out to Julie in the office, who, after the job was done and I was needing information for the PSE Energy rebate, went above and beyond in getting me information so I could complete the forms.
This is a great company from the top down.  Truly the way to run a business.  I am grateful to them for the fantastic job they did, and look forward to having them replace my front doors in the next year or so.

"Chris J. and Rylan M. Did an amazing install job, best service experience with any sort of home repair ever. They care so much about their work and making it the best. They did a custom sill pan on the spot, all the trim and finish work is beautiful, theyâ re hand-buffing the wonderful leaded glass right now :). Also, the leaded glass - Matt V. - thank you for the amazing leaded glass, itâ s a work of art!"

"Working with Lake Washington Windows and Doors was excellent! The salespeople (I mostly worked with Jim) were knowledgeable, professional, took the time and exhibited great patience in answering a slew of questions about their products. We worked together to make sure the windows selected met the EnergyStar requirements necessary to get an energy rebate from the city. The installers were incredibly kind, professional, and conscientious, and pretty quick! They did a great job replacing a couple of rotted sills and matching the existing style of the home, and were honest in their assessment of the condition of some questionable weather-worn areas. Everyone on the "office" side was responsive and courteous as well. Like most projects, we hit a couple of snags along the way (one window was sent with the wrong glass, and one we didn't end up installing due to other issues in the wall that I need to address) but everything was resolved smoothly and billing was fairly adjusted. Overall, I feel that I got the best value for the service provided and the product installed. I had talked to 4 companies and while Lake Washington wasn't the cheapest, it also wasn't the most expensive, and I feel very confident in the product we selected, quality of the install, warranty, and general good business practices and professionalism. I would highly recommend them and would definitely use them again if I have any other window/door needs in the future!"

Customers say: Super punctual

"Jack provided an estimate for the work that fit into my budget. Jack and his crew were friendly, informative, timely, and paid attention to detail. Jack adjusted his work schedule to my needs, and cleaned up at the end of each work day. I had most of my bathroom torn out and converted a 30" tub/shower unit into a 36" spa shower using the Kohler Tresham 60x36" unit with integral right hand seat, tile going up to the ceiling, shampoo cubby and rain glass shower doors. Also had tile flooring moving from the bathroom out into an L-shaped hallway, all smooth with no threshold. New 17" Kohler toilet, sinks, mirrors, hardware, lighting and heat/fan, Cambridge Quartz 8 ft vanity top, etc. I was impressed with the attention to detail and the communication. The bathroom and hallway look wonderful. And best of all, the cost did not exceed the estimate. We will be calling upon Jack for an estimate on a basement remodel shortly."

"How did it go? Excellent! Jamie, the owner, was quick to respond to any and all inquires. Easy to reach, easy to get a hold of, both by e-mail and text. His team chief, Bob, clearly had years of experience! They were scheduled for 9 am and at 9 am, I looked outside to see the truck parked outside! Bob's experience came in handy when there were issues getting my sliding glass door into place, due to my residence being roughly 50 years old; which still had the the original, single pane, metal frame windows & slider door. If there were any issues with the same old type of windows which were replaced, I didn't know it because everything went so smoothly. Bob knew exactly how to quickly fix any issues, and his entire crew ran like a well oiled machine. The crew were extremely efficient. plus they went above and beyond; making sure the window glass and frames were cleaned and they vacuumed up the little bits of debris created when taking out the old metal framed windows and they took the old windows/door with them when they left for safe disposal. All the while never complaining about the pouring down rain! I would highly recommend this company, in short, for the excellent install , clean up and very fair pricing."

Glaziers questions, answered by experts

A common way to modernize arched windows is to install interior window treatments that allow light through the curved portion up to and let you cover the bottom portion for privacy. You can also install plantation shutters to make an arched window look more modern. From the exterior, arched windows can appear outdated if they’re coupled with ornate trim, so toning down the decor can make your window look more natural with a modern design.

There are a couple of different mirrors that can make a small bathroom look bigger. If you need a functional mirror in the space, choose a frameless option instead of a mirror with thick or intricate framing. Heavy frames can make the space feel cluttered. Additionally, you can swap a large mirror with small frameless mirrors to create the illusion of more wall space.

Despite their popularity and modern styling, glass railings have a few drawbacks. The first is their high initial cost. While they cost little to maintain, they can be costly to install. Also, scratches and chips in the glass are highly visible and require repairs. Additionally, glass railings require frequent cleaning to maintain their good looks.

Hard water stains can permanently damage your glass if left untreated. The minerals dissolved in the water can etch the glass, causing long-term damage and affecting the overall integrity of the surface. Luckily, it is pretty simple to remove hard water stains by using vinegar, baking soda, or commercial cleaners.

For small, non-pressure-related cracks, you can fix them using two-part epoxy. This spares you the cost and hassle of replacing the glass. Simply clean the surface and remove any debris or dirt, wait for the glass to dry, then spread an even layer of mixed epoxy solution over the crack. You can use a putty knife or rubber spatula to push the epoxy into the crack.
