That is the sales lady's recommendation (before finalizing the contract) that I hire my own contractors for some of the work. She really encouraged this, claiming that customers enjoyed the "sweat factor" that came with doing so, and that it often resulted in less cost. However, perhaps because of the remote location, my mom had a terrible time finding contractors at all, let alone ones that I could afford and would meet scheduling deadlines. After all was said and done, I (and my poor mom) really felt that having Lexar do everything would have been much less stressful, and that any additional cost would have been minimal and more than worth the peace of mind it would have afforded. All in all, if I were to ever build another house, I would be perfectly happy to use Lexar Homes again.
The job was bid. Rather than use a gas powered post hole digger the two workers dug by the holes by hand (which seemed absurd and took lots longer). The workers usually showed up at 10 and left about 3:30. The job took about 10 ten days to complete. The bid was based on a fence to match an existing fence of treated posts and rails. The rails used were cedar not treated. When the company owner was called on this he said his supplier did not offer treated rails. Had we not called the owner the fence would have not turned out to our liking.
As it were the fence boards are now on the inside of the posts/rails rather than the outside. As the boards were being put up a worker told me that because of the uneven ground the fence top would be 'notched' where some boards would be higher than others. I told him that he would have to cut the boards so that the top would be even. Bottom line: the end product was okay but we had to continually monitor in order to have an acceptable result.
An update: It was determined that the fence was build 30' inside our property line. When confronted NW Fence owner flew into a rage and said it was not his problem. Nearly one year later and with a court date approaching NW Fence and his attorney settled for a dollar amount and the complete removal of the fence. The agreement was to fill the post holes with dirt. I noticed the workers putting concrete back into the holes. When I attempted to advise the worker that was not acceptable he continued until I was nearly in his face. 1/2 of the post holes were found to contain concrete chunks. NW Fence was to come on this last Saturday to remove the concrete and fill the holes. At the appointed time we found that the concrete had already been removed. NW Fence and their attorney stated that they did not remove the concrete! I guess there must be a good elf in the neighborhood. At any rate the bottom line is that the fence is gone and the holes filled with dirt.
Let me be very clear: DO NOT HIRE NW FENCE FOR ANY REASON.

CC&D had totally ignored the \"not to exceed\" part of the contract. I even showed him the invoice where the budgeted construction total is listed on it. Later ones dropped that when CC&D costs soared. When I pointed out the contract showed a 15% mark-up and CC&D had actually charged over 17%, Manning agreed that couldn't be charged. When I pointed out the contract was inclusive and only WA sales tax could be added on and CC&D had added the profit margin to the contract total, again I was assured CC&D couldn't do that. The reason that is important is if the contractor can add his mark-up to any amount, then the game is the more he spends of your money, the more he makes. That is what I understood this contract avoided. But when the final arbitration came back, the arbitrator used the cost list CC&D had submitted to the arbitration instead of the budget on which the contract was based and was attached to the contract. I ended up paying $92,000 over what CC&D was entitled to charge. Because it is binding arbitration, I have no further recourse to have this contract exercised. I have paid $207.32 per square foot for the shell CC&D built. This price did NOT include: any property, foundation, cabinets, countertops, flooring or lighting fixtures. All sewage system was already in. Electrical service was already to the building. It is a wood frame construction, Hardie board siding, and a 30 year roof. There are no special items that would be upgrades that would pump up the price. My front roof sags. My railing is wobbly. These were never fixed. You make the call.
