"My wife and I recently purchased a home in Townshend, VT. The home inspection was performed by David Goodman of Total Property Inspections-Goodman Group of Shaftesbury, VT. Mr Goodman was very thorough as he did the inspection and as he performed it, he pointed out each item of current or potential concern, along with recommendations for corrections and the timeframe to make same. A few were immediate and previous homeowner made the corrections prior to our close. Others will be made over time, following Mr Goodman’s advice. We spoke extensively during the inspection and Mr Goodman’s report was available almost immediately. He also made himself available for several follow on discussions to answer all of our questions. He was very easy and pleasant to deal with at every interaction. We would highly recommend Mr Goodman and Total Property Inspections - Goodman Group to anyone requiring a home inspection. Dave and Marietta Wilgus "

Home Inspection questions, answered by experts

It’s a good idea to be present for a home inspection so the inspector has access to anything they need for the inspection and so you can ask the home inspector questions if necessary. You don’t need to shadow the inspector while they’re conducting the inspection—in fact, it’s better if you don’t—but don’t go too far in case they need access to something or have any questions.

Typically, a local home energy auditor is responsible for performing energy audits. A home energy auditor will conduct one of three energy audits designed by the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) to determine the energy efficiency of your home. The auditor often provides analysis that can help guide changes and improvements to your home for better energy efficiency, giving recommendations as necessary.

Mold inspections are worth it because they can catch troublesome mold problems early before they get out of hand. It's worth it to address mold problems as soon as possible because mold can be hazardous to your health and cause damage to your home and its belongings. Mold testing and inspections are the best way to know if you have a mold issue in your house.

While you can perform many routine home maintenance jobs yourself, it’s often a good idea to bring pros in for certain tasks. HVAC maintenance, fireplace and chimney inspections, foundation repairs, and roof inspections and repairs should be handled by professionals who know what to look for and can safely perform repairs. You may also find it helpful to hire a local house cleaning service to help with deep cleaning.

Chimney leaks may be covered by homeowners insurance, but it depends on the cause and the type of homeowners insurance you have. For example, if your chimney starts leaking after sudden extreme weather (like a lightning strike or wind storm), your insurance is more likely to cover it. But if your chimney problems are due to normal wear and tear or a known issue that you didn’t fix, your insurer might not pay for it.
