LESA Inspections

Do not work with LESA. I am the first to write a positive review and try my best to avoid negative, but LESA's negligence has cost my family $26,000 in unexpected repairs after our home purchase. Choose a different inspector. First, our entire basement ceiling/floor system was contaminated with a light fluffy mold. It was discovered by another specialist after our home purchase. My husband remembers asking Simao what it was during the inspection, and he said the basement was so dry it must be dust. The remediation cost us $16,000. Today, we had an HVAC company come out to service our boiler. Simao had told us during the inspection that it was old, however we could expect to get at least 1-2 years out of it. Our HVAC company immediately told us our unit is not even safe to use and needs to be completely replaced. This will cost us at least $10,000. After purchasing a home, these types of surprises are the last thing you need. Do yourself a favor and go elsewhere - please.

In May of 2024, during my deployment with the military, I initiated the purchase of a property in New Jersey. Although physically absent during the acquisition, I delegated the responsibilities to my spouse, who managed the transaction. As per a recommendation from an acquaintance, the services of LESA Inspections were engaged, opting for their comprehensive premium inspection package. It was my expectation that a reputable entity such as this would diligently identify potential concerns. However, subsequent to the purchase, the fully furnished basement experienced flooding, revealing oversight of evident water damage by the inspector. Further exacerbating the situation, the inspection warranty failed to offer coverage for these oversights. Compounding matters, the disorganized operational conduct of the company, inclusive of delayed or absent follow-ups, was adversely noted. Consequently, I caution potential property buyers against soliciting the services of this entity.

Simao and the team from LESA were great - we had a fast moving situation, but they were super responsive, very easy to deal with and flexible, and provided us a substantive report with which we were able to go back to the sellers. Would recommend to friends.

Very responsive friendly service at Lesa, but a lot of over promising and under delivering. Their main inspection report seemed good, but all the add on inspection services were not only bad but turned out to be inaccurate which made us doubt the accuracy of any of the services we received. They made us look bad during Home purchase inspection negotiations and it cost us a lot of time in the process having to redo many of them which made the sellers of course quite upset. Lesa was simpathetic and owned their mistakes, but there were just too many mistakes made for me to trust them again or recommend them to others.

It was extremely helpful. They were very trustworthy and extremely honest.
